WHAT IS GOING ON?
is pending approval before the Mountain Lakes Planning Board right now.
The "Highview Commercial LLC" application is a radical change for the Mountain Lakes business district, most of which sits on a 2-mile stretch of Route 46 between Denville and Parsippany. It will replace the 3.62-acre Zeris Inn property, which borders Denville and the residential Rainbow Lakes section of Parsippany.
This development project includes a 16-fueling station Wawa gas station with a 24-hour, 5,585-square-foot convenience store at the eastern back portion of the property, with the gas pumps in front facing Rt. 46. There will also be a three-story, 112-suite Hilton hotel along the western edge.
In a world where electric cars will be the norm and business travel is all but defunct, a 16-pump gas station and an extended-stay hotel is the epitome of building into the past — not toward the future.
Benzene is a known carcinogen and released during refueling
A 2019 study of U.S. gas stations found that benzene emissions from underground gasoline storage tank vents were sufficiently high to warrant a health concern at a distance of up to 518 feet***
Exposure to benzene causes 4x cancer rates, 8x rate of childhood leukemia*
Other proven health concerns from benzene are cardiac, reproductive and respiratory harm****
Within 1000 feet of Wawa’s 16 proposed fueling stations are: 1 school, 2 lakes, and 53 residential homes — 5 of which are within 300 feet.
Fuel-tainted stormwater runoff into our lakes, aquifers, and wellheads
40 gallons spillage on average annually at the pump (2015 Johns Hopkins study). These toxic chemicals pass through concrete and into the soil, spreading outward >400ft into our water systems (plumage).
The undeniable possibility of leaks and spills (which are not required to be reported under 100 gallons)**
Unknown implications on water usage could strain Mountain Lakes utilities
The unnecessary destruction of a 250-year-old oak tree
Increased delays at Rt. 46, Boulevard and Fox Hill intersections that already see frequent backups
Two high-volume access driveways clogging up a residential street
24-hour strain on our police resources and volunteer fire department
Convenience store hold-ups account for about 6% of all robberies in the nation
Kids trying to cross Rt 46 = a tragedy waiting to happen
Decreased home values
Blight of other local businesses
Increased water usage
Potential for costly environmental cleanups
All could be a tax hurt — not help.

"While this project is within the geographical boundaries of Mountain Lakes, it would detrimentally affect both Rainbow Lakes (Parsippany) and Denville. I am most concerned about contamination of our communities' lakes from polluted stormwater runoff. The aesthetic and traffic issues are also of regional concern. It's time for the governments of Parsippany and Denville to get involved and take a stand."

"I have lived in Mountain Lakes since the 1940s and raised my kids here. This has always been a residential town, and for its historic value it should stay that way. A large gas station and hotel, while on the 'other side of Rt 46', still affects residents, in three different towns. Our health and our safety, old and young alike, should drive these decisions. Not tax revenue that may affect only some in town. Our home values will go down while we just got hit with a tax increase."
