After taking care of a weekly route made up of mostly vacation rentals, I have learned a thing or two about what make these tubs particular, and how soiled they can become. I have gained lots of experience about how to care for these spas & keep them usable in between guests visits. I have come across some of the worst things you can imagine, a few of which were not savable and had to be drained. Closing in on my 10,000th repetition mark, I pride myself on my ability & knowledge of spa care and management. There's some houses that only see me, the cleaning lady, and the guests. This is not a problem when you have Mountain Valley providing confident and capable service!
Between 1200 and 2500 gallons, these giants require the right amount of care, chemicals, and treatment.
Between 150 and 500 gallons, they may seem small and simple but with all the jet systems, it is best to know how to neutralize all contaminants.

Spa care demonstrations for home owners
First, a measure of the Total Dissolved Solids. This gives an idea of the "weight" of the water. The higher the number, the older and more used the water is. Thus giving an idea of the amount of chemicals needed in the next step.
Test levels of Alkalinity, PH, and Chlorine. According to this strip and the corresponding number from the first test, the necessary "chems" are added to balance your spa water.
Wash the filters. First with water, then a soak in filter cleaner. Afterwards, a deep and thorough rinsing of all the soap.
A return to chemicals. Make sure nothings else needs to be added or reduced. This sometimes includes Defoamer, Water Clarifiers, more PH or sanitizer.
After all is well from above, and the water has responded well to the additions, the filters are reinstalled and the tub is wiped down including any scum ring around the water line.
Also included, but not limited to: the cover being cleaned and UV protectant applied. The exterior wiped down, spa steps cleaned off.
Finally, a slip filled out by the technician leaving a brief summary of the spa condition, that is left for the tubs owner.
Not the most popular option, but for those that simply wanna get in and enjoy, and do so often; this is the primo choice for clear water.

More frequent/ In between guests visit's available.
The most common choice by far for the average homeowner. Perfect for those that use their tub a few times a week or less, this option keeps it clean and ready to use all the time.
One cleaning visit every fourteen days.
Just what it says. One visit every thirty days, generally around the same date each month. Reserved for those that use their tub infrequently, stay very clean while using, or provide some of their own cleaning in-between visits.
This is general information gathered from my field experience. The items listed below are common sources but may exclude some causes or symptoms
Foam: Detergent, usually from the washing of bathing suits. They make special soap or you can rinse more then once with just water. Lotion, I've noticed Coconut oil causes lots of foam but lotions in general can cause bunches of foam. Shampoo, another killer as well is conditioner.
Colored water: Suntan lotion can causes very dark water sometimes without a funky smell. Hair dye can do the same. Also bacteria build up will cause colored water. Bacteria, introduced from skin, dirt, and dust.
Cloudy: All items listed above can cloud the water. The worst are Lotion, Suntan lotions, Body oils, Dust.
Smells: Body oils are by far the most potent causation of smell. Lotions and Detergents also cause smells when the spa is being used. (additionally i have come across cigarette butts and beer cans/bottles around and even IN spas before. these produce a smell that is almost unbearable)
Algae: Dust introduced while the spa is open or during high wind conditions, introduce everything needed for life. Combined with the moist warm environment that's all it takes for algae to grow. That said all of the above listed items left untreated will eventually produce algae or white water mold.
All this is to say that, showering off before you enter your spa, pool, or swim spa, is by far the most hygienic way and will prolong the life of your spa water as long as possible. Lastly and I wish it went without saying, PEE will destroy your spa after just one incident. By far the most foul smell. Cloudy water. Film growth on the walls seats and filters. Just don't do it. We all know better.
This is a complete water change and deep cleaning. Starting with a super chlorination of the water to kill and reduce all the contaminates.
Then the chlorine is neutralized and the water is drained after the breaker is turned off.
During the drain all the walls are scrubbed with the filter cleaner. Once empty all the seats and floor, and jets are rinsed, wiped down and rinsed again.
The remaining water is vacuumed out of all the jets, piping, seats, and the pumps & heater systems.
Filling with fresh water starts through the pipes and pumps to prevent airlocks, until the jets are sufficiently covered.
Of course during this process all the filters are washed. The cover & exterior are rinsed, scrubbed and sprayed with UV protectant.

While similar to a D+C not all tubs require such in depth treatment. Popular for home owners that care for their own spa and want to drain it without flooding their yard. Price dependent on whether a technician is required to stay during the filling process.
$50-125 for hot tubs $150-$350 for swim spas
Curious on how often you should change your spa water?
It is recommended you change your spa water when it reaches a Total Dissolved Solids level of 2500ppm. Usage dependent, Some spas may remain clean and enjoyable up to 3600ppm. Fresh tap or city water has an average ppm of 40-75. Lake Tahoe has an impressive 24ppm of TDS!! The lowest I've come across.
So as the spa is used it gains body oils, lotions, sand or anything else that finds a way in. That stuff breaks down into dissolved solids causing colored or cloudy water. Also the various chemicals used to clean the spa and maintain fresh water, become dissolved solids.
After 3-5 months of heavy use it can become enough sometimes. Especially if the water has turned colors or cloudy more then once after usage.
5-10 months of moderate use. Depending on water maintenance, and cleanliness during regular usage your spa may last up to 16 months.
In my personal opinion after two years, even if the spa hasn't been used much or at all, the water should be drained. It goes stale dude! Don't wanna be in that..
Simple process of draining and vacuuming all the water out. Disconnect the heater and decouple the pumps if available. Also suck the water out of those systems, this is to prevent freezing and cracking of internals.

Completing high school at 16, my first job was in an auto shop, fast paced and only three of us it was constant motion and learning. mostly about cars but also a lot about life.
Then working in several kitchens and Walmart before I was 19 gave me a strong confidence in myself and my abilities to adapt to my environment.
In my next chapter, I worked in all aspects of road construction. Underground pipes & culverts also utilities, environmental protection and finally settling on paving. I loved paving! Highways, roads, driveways, parking lots, and patches. By far my favorite career, and learning a new artform I had never imagined. Operating various equipment and graduating to a paver operator as well as a crew lead.
I did throw my back out in the middle of my paving career. So at 22 I took a 1 year hiatus as a helper setting tile. At a grass roots business I saw the integrity that a customer could be offered from a small local business; or rather deserved. All the while working with people I will never forget.
After which I returned to paving with my old crew for another year and a half before parting ways.
And now we're here! For the last three seasons I've been working with a local spa company continuing to meet people and learn life lessons about myself and the running's of a successful business. Gaining responsibilities and refining the process I was in charge of into a repeatable regimen that I trained to a number of people. Doing so gave me the opportunity to see my skill set through the mind and hands of someone else which allowed me to see the flaws and be critiqued along the way.
So, ten years after completing high school, I am a tradesman through and through. Blue collar built this world baby! Setting out to be an owner operator. Taking with me all the lessons I've learned and the value I hold in integrity and craftsmanship. As well as the honor that supporters of small businesses deserve! Making the chance to work for myself and achieve my dreams while providing for my family.
