Mission statement:
My mission is to help hundreds of families increase profits when selling their homes and advocate for group economics and financial literacy within households when purchasing real estate. I will focus on homeowners in a distressed or pre-foreclosure situation; they can feel good about preventing foreclosure and selling their property. I help homeowners maximize their profits. On the flip side, I would like to help families purchase these duplicate listings as first-time homebuyers of single-family and multi-family properties using group economics strategies. The ideal goal is to create a win-win situation for my clients.
Vision Statement:
I see myself helping families find solutions for their distressed home situations and creating new property owners within families using group economics. Reaching these goals will allow me to travel the world with my family and friends, build passive income, and invest in properties in multiple states through Joint ventures on real estate projects. I have a goal of starting a family-based investment club. To level up, I believe we must Lead by example for our children and create positive cycles that they can duplicate and make more innovative through time. Conduct open houses and property tours of Los Angeles County and surrounding areas, familiarizing clients with the area and exemplifying the benefits each city offers. USDA Loan Property Eligibility- With the eligibility requirements placed on the applicant, USDA' Rural Development' loans impose eligibility requirements on the location and property you plan to occupy.
With the USDA' Rural Development' loan, your home must be located in a rural area. Fortunately, the USDA's definition of "rural" is liberal. Many small towns meet the "rural" requirements, as do suburbs and exurbs of most major U.S. cities. Conveniently, 97% of the geographical U.S. is USDA loan-eligible, with only major metropolitan areas generally being excluded.
The USDA has a handy tool to check eligible addresses to verify if the property you intend to purchase is an eligible location.
In addition to the "rural" location requirements, USDA applicants must purchase a home that meets the USDA loan property requirements. The main goal of the USDA' Rural Development' loan is to enable homeownership by helping low-to-moderate-income households find a safe residence, either through a build, purchase, or refinance home loan.
To help meet this goal, the USDA sets basic property requirements. These requirements include:
Must be located in a designated rural area, subject to the previously stated location and population requirements
Must be the primary residence
The property must have adequate utilities, including water and wastewater disposal
Must have direct access to a street, road, or driveway
The dwelling must be in safe working order
