Well, depending on what you qualify as high prices it gets more difficult for me to answer. First, the actual price of the homes we sell are comparable to previous years for several reasons you need to be aware of.

When you sprinkle in the bump up in utility rates, food and insurance mobile home living makes sense especially for people on a fixed income.
3. For me, however, the rising rental and housing costs is part of the reason for the higher lot rents for certain, but the actual cost to buy a manufactured home in the Vero Beach area are stable according to my sales records. So, are Vero Beach home prices high ? Yes, in some instances including higher lot rents for mobile homes, but stable to even lower for the actual cost of buying a manufactured home. Village Green mobile home park is widely considered to be the nicest mobile home park in Vero Beach and decidedly the bigger for sure. The mobile home park is about twice the size of Countryside Park which is right across the street and both communities are owned by ELS which is a very large corporation that owns many parks around the country. Village Green also allows larger dogs in the park which could be a factor if you have a large pet.
The prices at Village Green Park have been pretty steady the past few years with most of the homes selling between $15,000- $50,000 respectfully and the newer resale homes can fetch up to $80,000 or more. A lot of the pricing has to do with the maintenance and upgrades that the seller has put into the home as well as the lot location. The overall upkeep of the home plays a big role in the pricing of mobile homes in Vero Beach.
The prices in Village Green at Vero Beach are one thing, but what are you getting for the home you just bought in this truly beautiful park ? You are getting a lot in my opinion because if you look around most rents for a nice home are between $1200-$1500 per month so even though lot rents have increased to $700+ its still a huge bargain. Also, you will have access to all the amazing amenities in the park and your grass will be cut as well. In terms of value Village Green mobile home prices are very attractive as compared to the high rental market.
As for home prices down the road it usually always comes down to value and what I mean by that is quite simple in fact. If a person really cares for their property and keeps it in tip top condition these folks usually get their investment back and sometimes even make a profit on how much they purchased the mobile home for, although, these affordable homes are not money makers. On the other side of the coin, I have tried to sell mobile homes in the Vero Beach mobile home parks that have been neglected and that will directly affect the price of the mobile home for sure.
In conclusion, the present mobile home prices in the Vero Beach area appear stable in my opinion.
