Pricing Notes

• Accurate pricing depends on appliance make, model, age, and service history.
Heat Exchanger Cell Clean (Condensing Boilers)
• Heat exchanger cleaning is included where required as part of a full boiler service.
Excessive contamination, damage and some makes/models may incur additional charges.
Back Boiler
• Back boilers (located in chimney openings) are charged separately. Please contact for pricing.
Landlord Gas Safety Certificates
Note: A Gas Safety Certificate is not a boiler/appliance service.
Includes all relevant appliance safety checks as per gas regulations:
• Tightness testing, ventilation checks, and full visual inspections.
• Safety device operation, working gas pressures, gas rate, and flue gas analysis.
• Chimney/flue inspections and fan/heat exchanger pressure tests (where applicable).
Appliance Servicing Details
• Appliances are serviced according to manufacturer instructions and servicing schedules.
• Some manufacturers require part replacements (e.g. seals/gaskets) during servicing.
• If parts are required and not available during a visit, these will be ordered, and the service completed during a follow-up visit (additional costs apply).
Safety and Compliance
• Unsafe Appliances: If an appliance is deemed unsafe during a Gas Safety Certificate or service, it will be isolated from the gas supply until remedial work is completed.
• Recommendations: If additional servicing is recommended but the appliance is safe, a quote will be provided for servicing.
