What are the Annual Dues for 2021?
The Los Encinos HOA dues for 2021 are $213.00, which is an increase of 10% above last year. A copy of this letter is uploaded to the website here.
All properties delinquent in their annual dues are subject to penalties that include interest, attorney fees, filing fees, and release fees. Your HOA dues are a secured debt. Property liens are only one step in the collection process. The HOA has the authority up to, including foreclosure to collect what is owed.
What is Good Standing and Why is it Important?
The Los Encinos HOA is Mandatory. All members of the Los Encinos HOA and their residents are required to be in good standing at all times. This means you must comply with all requirements in our governing documents, policies, and current on all of your Annual Assessments (Dues).
Failure to be in good standing makes you ineligible to vote on HOA matters, purchase parking permits or receive visitor passes. In addition, failure to stay in good standing may invalidate your parking permits and visitor passes making them subject to immediate tow at the owner's expense.
What is the purpose of the HOA Information Form?
Currently, there are 65 rental properties of the 158 homes in Los Encinos. As owners and members of the association, we have the right to know who lives in this neighborhood and that the owners of these properties are completing the necessary background checks in addition to providing their tenants with a detailed understanding of our governing documents and policies. In order to be fair, this policy cannot just apply to rental properties. Therefore this HOA Information form is required to be completed by All Deeded Homeowners.
It is available here on our website to be completed annually or within 10 days there is a change in occupancy at the property. If this is a rental property, this form is to be completed by the deeded homeowner or a registered agent, not the renter. It must remain current and on file with the HOA for you to be in good standing.
How do I purchase Parking Permits?
RENEWAL PERIOD for PARKING PERMITS & VISITOR PASSES HAS BEEN POSTPONDED UNTIL SOMETIME IN JUNE. We have only received 55 submitted 2021 HOA Information Forms. This form is required to be submitted 20 days in advance for verification purposes of our renewal period to be eligible to purchase parking permits or receive visitor passes. Please read the information below to avoid any delays in getting your parking permits renewed when the new dates are announced.
The streets of Los Encinos are private common property of the HOA and is 100% regulated. In order to park on the street or in the non-visitor spaced designated in the 6 mini lots in the subdivision, you must have purchased a parking permit.
To be eligible to purchase parking permits you must be a member in good standing and payable by check or money order only. No cash, credit, or debit cards are accepted.
Parking permits are priced as follows: $30 for the 1st vehicle, $30 for the 2nd vehicle, $60 for the 3rd, $60 for the 4th, etc. You will need proof of current registration and insurance.
Parking Permits are issued annually between February 13th through February 28th and by appointment the remainder of the year. They are non-refundable and are not prorated. They are transferable in the event that you, trade it in for another vehicle, or if you have to replace your windshield. You must remove the existing parking permit from the vehicle and turn it into the HOA. We will then issue you a new permit free of charge. Please review the complete Parking Policy on our website. How do I get Visitor Passes?
Our visitor spaces are also regulated. Every homeowner that is in good standing will recieve 3 reusable Visitor Passes for their guests to use any of our 24 designated Visitor Spaces located in the 6 mini lots. These spaces are for Visitors only. Residents caught using them to circumvent the purchasing of a Parking Permit or have obtained the use of another member's visitor pass for a resident vehicle run the risk of invalidating the parking permits and visitor passes of all parties involved. How do I get a mailbox key?
Our mailboxes are managed by the Beverly Hills Station Post Office located on Cockrell Hill just north of Illinois.
