LLUO Maintenance


 Fascia -Over 200 feet of gutter was removed from the front of the building to make necessary fascia repairs. Section 1 was completed 2/20/2024 and Section 2 was completed 3/19/2024 thanks to Unit O volunteers Bill Franco, Todor Getejanc, Mike Devaney, Rich Pinelli, Tom Fricker, George Jennerich, Jack Cahill and Herb Lippe. This volunteer effort has literally saved the owners of Unit O 2-3 Thousand dollars.  The cost of materials amounted to $33 per unit for section 1 and $7 per unit for section 2. Virtually all unit owners have paid for section 1. The cost for section 2 is $7 per unit.  We need to reimburse material cost so please either give cash or check payable to Leisureville Lake Unit O.

Roof Repair- Contract to be awarded to Zero Roof at cost of  $1,500 to clean and $8,050 to reseal roof prior to 2024 hurricane season.  A decision was made to defer parking lot resurfacing for time being.  All unit owners will be contacted for approval where 8 out of 14 units needed to proceed. Cost of repair is fully funded by our reserves. The Board decided to show $3,000 of this cost to come out of our existing budget for Bldg. Maintenance thus only $6,550 will come from our reserves. A $3,000 transfer from Parking lot reserves to Roof reserves was done so that our roof reserves had adequate funds to pay for the project without completely diminishing our roof reserve.  


Insurance


Very Good News!! Proposal from Franklin Hamilton Insurance for the 2024 thru 2025 premium period was accepted today.  Our new insurer will be Citizens Property Insurance Corp. For the premium year expiring at the end of April 2024 we were insured by Coastal. Our total premium with Citizens which covers Property, General Liability and Directors Liability is $22,258. The same coverage under Coastal for the year expiring at the end of April 2024 was $33,356. The equates to a savings of  $11,098 or 34%.  The premiums are paid monthly at $1,937.

Thanks to Todor Getejanc (unit 104) with help from Rich Pinelli and Mike Devaney we replaced basically all of the old lighting in the front of the units with high efficiency led lights. This was completed in March 2023.

Welcome to new owner Tina Lopresti in unit 104. We wish Mr. and Mrs. Getejanc, the previous owner good luck in their new home. They will be missed.

Florida Pace Program

Low interest financing for many home improvement projects. This is govt agency that procures funding by  issuing bonds to the public. If eligible the interest rates are quite low. LLUO might be eligible to use this resource. We are currently looking into this.

Andrea Jordan Unit 102 Passes.

We just learned that Andrea Jordan passed away last night (5/21/2014). Any further details obtained will be posted. Our sympathy to the family and friends.
