To preserve Indian Line Farm, the first Community Supported Agriculture farm in North America, the Community Land Trust in the Southern Berkshires and the Schumacher Center for a New Economics collaborated with the Berkshire Highlands Program of The Nature Conservancy and farmers Elizabeth Keen and Alexander Thorp. The goal was to maintain a working organic farm, protect the adjacent sensitive wetlands, and provide small-scale farmers with affordable access to land.

Working with the Schumacher Center to draft the innovative legal documents, The Nature Conservancy acquired conservation easements on the property to permanently limit future development, while the Community Land Trust acquired the title to the land and is leasing it to Elizabeth and Alexander on a 98-year basis. The farmers themselves have purchased the house, barn, and other buildings, and will gain equity through any improvements made to the farm during their tenure, including improvements to the soil. The Community Land Trust retains an option to purchase the buildings and improvements back, and to resell them at their replacement cost to another farmer.

The object is to provide leaseholders with ownership of all buildings and other improvements on the site while the community land trust retains ownership of the land itself. In the 1920s, the land, then owned by prominent Boston realtor C.W. Whittier, became a prosperous dairy farm. In the 1940s, Tobe Deutschmann, a founder of the Radio Shack electronics chain, purchased the farm. About this time, the Metropolitan District Commission (MDC) took the back pastures toward Ponkapoag Pond, by eminent domain, to expand Ponkapoag Golf Course.

The site is primarily made up of three types of terrain. The publicly-visible meadowland of the former farm and pastures that borders Route 138 comprises about a third of the parcel. The open pine forest between the meadows and the golf course and the dense brushland and hardwood forest areas to the south of the parcel comprise the remainder.

When exploring the site, you can find the turn-of-the-century borders of the Whittier farm pastures, where the extensive network of tightly-laid lichen-encrusted stone walls winding through areas are now overtaken by forests and fields. Remnants of orchard plantings and old outbuilding foundations, where ground-nesting birds have made homes, are scattered around the site.

Although 1.25" tubing is generally preferred for smaller areas due to its preferred handling characteristics (refer to FAQ "Why is 1.5" tubing included in the 5-pod extension pack, but not others?"), high water volume requirements and/or lack of sufficient supply volume may dictate the need for 1.5" line, even on smaller parcels.

We generally recommend that both line spacing and set spacing be as equal as possible so that each sprinkler serves a near square area. Overlapping is necessary because of the circular nature of each sprinkler's application. A 45 ft. pod spacing on the K-Pipe and a 45 ft. set width is generally considered ideal. However, because of the various lengths and widths of paddocks, it's often more practical to increase or decrease set widths based on the irrigatable area or adjust pod spacing to account for "imperfect" set lengths which are not evenly divisible by 45 ft.

Making improvements to the barn was a daunting decision, but one that kept coming up as a need to address a bottleneck in its previous state. After pricing out a new building, and not feeling completely satisfied with how the new building would fit into the flow of their farm they decided to renovate the existing, old dairy barn instead.

The Cost of the renovation was approximately $260,000 which covers everything but the shell of the barn that they started with. This includes demolition, pouring a new floor, building a new ceiling, insulation, electrical, adding water lines, installing a new septic line, bathroom, heat pump, and a cooler.
