Project Description: Construction of a 5 story, 73 feet 9 inch tall permanent supportive housing project with 51 units (including 40 Low Income units, 10 Moderate Income units, and 1 Market Rate manager’s unit) with on-site supportive services. All units, with the exception of managers' units, are covenanted affordable. The covenanted affordable units are studio apartments (2 habitable rooms) and the manager's unit is a 2-bedroom unit (4 habitable rooms). The project will have 4,286 square feet of lobby and community room, a total floor area of 34,616 square feet floor area, and an FAR of 3.4. Six parking spaces will be provided and 46 bike parking spaces.

Entitlement Requested: Off-Menu Density Bonus, Streamlined Infill Project - requested increase in density, FAR and height; requested reduction in setbacks and required open space. Providing covenanted affordable units. Reduction in required parking allowed per state incentives.
