We accept requests for proposal for small quarter acre residential lots to thousand acre wind developments and large commercial real estate. Partial Boundary Survey - Starting at $1,000
A Partial Boundary Survey is limited to locating and marking only the specific property line(s) or corners that you need addressed. This option is frequently chosen when a dispute or immediate need exists for just one side of a property (e.g., a fence installation or disagreement with a neighbor). While this focused approach can reduce fieldwork time and cost, the underlying research and necessary measurements will always extend as far as needed to accurately and legally define the specific line being surveyed.
Full Boundary Survey - Starting at $1,500
This service involves a complete and accurate re-establishment of all property lines for your lot(s). It includes comprehensive research, detailed fieldwork, the setting of durable monuments at all corners, and a thorough identification of any encumbering easements or existing boundary conflicts, such as overlaps and gaps. This survey provides a perimeter of your property's described extent.
Survey Plan - Starting at $1,000
The Survey Plan is the final, official map of your property, signed and sealed by a Licensed Surveyor, which (can be, but not need be) recorded at the Registry of Deeds to become a permanent part of the legal record. This essential document precisely shows the legal bearings and distances of your boundaries, including the location of all set and found corner markers (monuments). It clearly identifies the deeds of all neighboring properties, details any recorded easements or rights-of-way that affect your land, and includes the necessary technical data and certifications to affirm its accuracy. This plan serves as a blueprint for your property. It is an optional service that can be added to all survey work.
Survey Reports - Starting at $2,500
The Survey Report is a comprehensive, standalone document that accompanies the final survey plan, providing the complete narrative and professional justification for our findings. This detailed report goes far beyond the lines drawn on a map by offering clients a deep, transparent understanding of their property's history and boundary determination. Clients often request this report for complex properties, historical tracts, or when preparing for a property transfer, partition, or boundary dispute resolution. These reports provide crucial context and are frequently utilized by attorneys and the courts as expert evidence in legal proceedings.
Rights-of-ways and Easements - Starting at $1,000
This service legally establishes a new, specific right for another party (like a utility company or a neighbor) to use a defined portion of your land for purposes such as access or installing utilities. We perform the necessary research, survey the exact location of the new path on the ground, and draft a recordable Survey Plan detailing the exact dimensions and legal boundaries of the easement. Once recorded, this plan formally and legally creates the new right-of-way.
Subdivision (1 new lot) - Starting at $1,500
This service is required when you need to legally divide an existing large parcel of land into two separate lots, resulting in the creation of one new buildable lot. All new legal descriptions are drafted, and the final document package includes a signed, sealed, and recordable Exhibit (plan) ready to be filed at the Registry of Deeds to formalize the boundary of the new lot.
Subdivision (2+ new lots) - Starting at $1,000 (preliminary approval) then $4,000 (subdivision proper)
This service is required when you need to legally divide an existing large parcel of land into two separate lots, resulting in the creation of more than one new buildable lot. We manage the entire process, including preparing the necessary survey work and plans that meet all local municipal (town/city) and state regulatory requirements for subdivision. All new legal descriptions are drafted, and the final document package includes a signed, sealed, and recordable Subdivision Plan ready to be filed at the Registry of Deeds to formalize the boundary of the new lots. Subdivisions requiring a subdivision plan and approval from a municipality are billed in phases. The first phase is the preliminary approval process. Once preliminary approval is complete the subdivision phase may proceed. Subdivision proposals require a $500.00 fee to initialize work.
As-Surveyed Legal Descriptions - Starting at $1,500
This service provides a survey of your existing lot followed by the creation of a new, unambiguous legal description using "metes and bounds" (precise directions and distances). New descriptions are invaluable for properties with older, poorly written deeds or those that have encountered boundary conflicts, as they replace confusing language with precise, modern surveying data. This ensures your property's interests are accurately and securely documented, which is crucial for title insurance and legal clarity. The final description is provided as a recordable exhibit ready for filing.
Mortgage Loan Inspections - Starting at $1,500
A Mortgage Loan Inspection (MLI) is a service required by lenders or title insurance companies during the real estate closing process. This is not a full boundary survey; it is an economical service designed to visually certify that the principal buildings and major improvements on a property are within the boundaries of the lot and that no obvious encroachments (like a neighbor's fence) are present. The resulting drawing is a basic sketch based on a limited field visit and available public records, showing general property lines, the location of the dwelling, and any visible conflicts. This product meets the needs of the lender and title company for closing purposes.
ALTA/NSPS Land Title Survey - Starting at $5,000
The ALTA/NSPS Land Title Survey is a specialized, comprehensive survey primarily required for commercial transactions or large-scale property financing. This is the highest standard of survey available, designed to satisfy the specific requirements of title insurance companies, lenders, and attorneys. The process involves detailed fieldwork, boundary location, and a comprehensive review of the title commitment. The resulting map clearly depicts all boundaries, easements, improvements, and exceptions affecting the property, providing maximum protection and clarity for the title insurer and all parties involved in the transaction.
FEMA Floodplain Services & Certifications - Starting at $2,000
Flood Zone Determination - Interpret the official FEMA Flood Insurance Rate Maps (FIRMs) to determine if your property or structure is located within a Special Flood Hazard Area (SFHA)
Elevation Certificates - Precise field surveys to determine and certify the elevations of your building's floors and adjacent ground, providing the data needed to correctly rate your flood insurance policy.
Letter of Map Amendment (LOMA) - If you believe your home or structure was incorrectly mapped in a high-risk flood zone, we can help. We perform the detailed survey work required and prepare the LOMA application to officially request that FEMA remove the structure from the floodplain eliminating the mandatory federal flood insurance requirement.
Route Surveys - Competitive Rates
Our Route Survey service provides precise linear mapping for projects such as roads, utility corridors, pipelines, and transmission lines. We utilize industry-standard equipment for data collection, ensuring exceptional accuracy along the entire route. Our work incorporates a refined process for post-processing the collected data, converting raw field measurements into highly reliable and actionable information. Furthermore, we implement the most effective data communication methods to seamlessly deliver complex spatial data in formats compatible with your project management and design teams, ensuring efficient collaboration from start to finish.
Construction Surveying - Competitive Rates
Construction surveying is limited to field surveys, drone acquired LiDAR data, and does not include laser scanning of structures:

As-Built Surveys - Surveying a property with observable improvements, from the start of a project to the end.
Certified Field Packages for Contractors - Sometimes getting that engineering drawing into a format useable by contractors can be difficult. We ensure that your design gets to the contractor as intended and works with the contractor and client to ensure reliability and accuracy.

Most projects will be bid through Encompass Energy Services. All prices listed above are project minimums and do not constitute an offer. Final price for services are provided by proposal only.
