DUE DATE: Rent is due on the 1st of the month, every month.
LATE PAYMENTS: There is a 2 day grace period with no late fee. If the ENTIRE rent is not paid by the time the office closes on the 3rd of the month, you must pay a late fee of $50 in addition to your rent. If you pay rent online using TenantCloud, the late fee will be added automatically. If you pay rent in person, you are expected to include your late fee in your cashier's check or money order amount.
LATE NOTICES: If your ENTIRE rent is not paid by the time the office closes on the 3rd of the month, you will be given a 3-Day Notice to Pay Rent or Move Out.
If you applied online using TenantCloud, you should be set up to pay rent online using the same app.
Tenants must connect their bank account directly to TenantCloud in order to pay rent, utilities and fees online. The process of connecting your bank account for the first time can take a few days to set up and verify. Rent is still due, and late fees will not be waived or notices delayed, in the event that your bank account information is still being verified and cannot be used for payment on the deadline. See below for how to pay rent in person.
KPG does not accept credit card payments for any rent, utilities or fees through TenantCloud or for any other vendor.
LOCATION: The onsite office is located in the main courtyard, next to unit #15. The dropbox is to the right of the door.
FORM OF PAYMENT: In-person rent must be paid in cashier’s check or money order ONLY. NO CASH OR PERSONAL CHECKS are allowed for rent or late fees. NO EXCEPTIONS. You MUST fill out the entire cashier’s check or money yourself...do not leave any portions blank. This is for the safety of all tenants and property managers.
Cashier’s checks and personal money orders may be available for free or low cost at your personal bank. Money orders and cashier's checks should be addressed as follows:
Please make sure you get a receipt for your rent. Rent dropped off outside of normal hours will have a receipt delivered to your apartment the next business day or earlier (note office closures for holidays). It is your responsibility to make sure you get a receipt and keep it for your records. If there is a dispute about rent payment, we will ask to see your receipt and check it against our copies.
