Before seriously shopping for homes, you’ll want to speak with a trusted lender to determine:

• Estimated monthly payment
• Loan options available to you
• Estimated down payment and closing costs
Getting pre-approved also makes your offer much stronger when you find the right home.
This is the exciting part! 🏡
We’ll begin touring homes that fit your wants, needs, and budget while discussing:
• Location
• School zones
• Property condition
• Resale value
• Potential repairs or upgrades
• Market value
My goal is to help you find not only the right house — but the right HOME.
Once you find the home you love, we’ll submit an offer to the seller based on market value, condition, comparable sales, and current market conditions.
This may include:
• Purchase price
• Closing costs
• Repairs
• Appliances or personal property
• Contingencies and timelines
Negotiations may go back and forth until both parties agree on terms.
Once your offer is accepted, the home officially goes “under contract.”
At this stage:
• Earnest money is submitted
• Inspections are scheduled
• Your lender begins processing the loan
• Title work begins
This is where teamwork between your REALTOR®, lender, title company, and inspectors becomes very important.
The inspection helps identify potential issues with the property such as:
• Roof condition
• HVAC
• Plumbing
• Electrical
• Foundation concerns
• General repairs
After inspections, we may negotiate repairs or credits with the seller depending on the findings.
Your lender will order an appraisal to confirm the home’s market value.
The appraiser’s job is to make sure the property is worth the amount being financed. If the appraisal comes in lower than expected, we’ll discuss your options and next steps together.
Your lender will finalize:
• Income verification
• employment verification
• Bank statements
• Credit review
• Loan documents
During this stage, it’s important to avoid:

❌ making large purchases
The goal is to keep everything stable until closing day.
Before closing, we’ll do a final walkthrough of the property to make sure:
• Agreed repairs were completed
• The home is in expected condition
• Nothing has changed since inspections
This is your final opportunity to check the property before ownership transfers.
The big day finally arrives!
On closing day:
• You’ll sign final paperwork
• Funds will be transferred
• The deed will be recorded
• You’ll receive the keys to your new home
