I am also a Loan Signing System Certified Signing Agent. These designations are very important because a certified notary signing agent adheres to the requirements of certification such as annual background check, an exam every year and continuous training and development. A notary is considered a public official serving as a trusted impartial witness to document signings. Notarization is the official fraud-deterrent process that assures the parties of a transaction that a document is authentic and can be trusted. The notarial services that I do are listed below.

The signer recognizes before a Notary Public that a signature on a document is her or her own and his willingness to sign. This is the most common Notary Act you may need for any document such as deeds and other instruments that will be publicly recorded (see list)
OATH JURAT AFFIRMATIONS
Oaths and affirmations maybe administered in conjuntion with performing a Notary Act (such as Jurats). The signer answers "I do" to the oath or affirmation administered by the notary and informs that perjury is a serious criminal offense.
Jurats certifies that the signer has sworn to or affirmed the truthfullness of the statements in the signed documents such as Affidavits and depositions or other forms of written verification requiring an oath or affirmation.
This ensures that a copy is an accurate reproduction of the orginal documents presented by the individual requesting the certified copy.
The following documents can not be certified by a notary: a) Vital records such as birth, death or marriage certificate and divorce decrees; b) Recordable documents such as a property deed, c) Immigration documents, and d) Institutional or corporate documents such a college transcript or a coporate record.
This certifies that the signer personally appeared before the Notary, was positively identified, and signed the document in the presence of the Notary.
Assist lenders and title companies in the last step of the lending process for a purchase of a house, refinancing of an existing loan, establishing a home equity line of credit, etc.
Does printing of loan documents, meeting the signer and notarizing their signature, scanning back the signed documents and quickly returning the original documents for processing.
