At one point or another, your roofing system is bound to get some damage over time. Noticeable or not, these roofing problems are definitely a headache and will mean you'll have to spend a fortune again. Here are the top 5.

Roof Leaks and Weather-caused Problems

No matter what type of roof you have installed, when roof leaks are present, there is definitely a problem. Roof leaks might be due to some details not done properly during installation, or moisture barriers not properly installed.

Head laps and backwater laps, when inadequately placed during installation, could be a cause for moisture infiltration. It will then result to leaks and blisters and subsequently, roof failure.

Leaks can also be due to poor seams installed in single-plied membrane roofs. Intense weather events also lead to roofing problems. Snow, ice, rains, and even running water have adverse effects on your guttering system.

Other problems resulting from poorly installed flashing

Improperly installed flashing doesn't only cause leaks, it is can also result to blow-offs and many other roofing issues. When your roof's flashing is not installed well, it may lead to open seams and laps. Also, when the number of fasteners used in the base is inadequate, it may also result in such problems.

Poor Installation

The installation of the roof is one big factor of its longevity of use. When it is installed poorly, roof damages are more likely to happen, and the roof life is reduced greatly. One common problem which may be related to poor installation would be the unsatisfactory workmanship of the installer.

There are a series of steps which are to be followed before even starting to do a roof job, and when these are not done well, it may be a cause for problems later on. There are some areas in your roof which are a bit hard to be walked upon, so these are often overlooked

But these are very important and should be clean, dry, and should be primed properly before installation. Roof installers should also relax the roof sheets first before installing. Materials should be prepared properly to ensure a quality installation. Be sure that your hired roofers are knowledgeable of their job to avoid any faulty installation.

Proper Maintenance

Roofing systems should always be maintained regularly. But due to time constraints, and many other reasons especially financial issues and business continuity, the maintenance of your roof might be neglected completely.

One thing you should do is to educate yourself about roofing system stuff. This way, you would know the proper things to do in caring for your roof, as well as the signs that might mean you'll need to have some repairs already. When you are well-educated about roofing systems, roof problems will be lesser.

Always perform regular inspections and you just have to know the obvious signs which could be a sign of a roofing problem. Water stains, small pools of water, torn off pieces of shingles and bases, or unfilled pitch pockets may be understood immediately by an educated homeowner. The key to maximizing your roof life is to detect small problems earlier and prevent it from worsening.

Roof Repairs

When homeowners try to fix problems on their own, or when your hired roofer is using sub-par materials and those not intended for specific roof types, it could result in a permanent damage to your roof. Small problems will get worse because of improper repairs.

So, when you detect any roofing problem, the best thing to do is to contact your roofer and let them assess the situation. The repair products to be used should be in line with the manufacturer's instructions to ensure proper use.

Have you taken a good look at your roof lately? I mean really taken a good up close look. Would you know how to tell when it is time have a roofing professional take a look at your roof?

Or have you been purposely ignoring the obvious warning signs that you may need to have your roof examined simply because you fear the thought of what it will cost to repair or replace your roof, if indeed a problem is found? Which ever the case, you're not alone.

In fact you are like so many other home owners who just don't have the time or money or patience for another home repair project, another expense, basically another headache to have to budget for. You may have been saving for a family trip, a new car, or even renovating one of the rooms in your home and think that you just can't afford right now.

So you ignore the signs and you put it off in favor of the new car, the family trip, or the master bathroom renovation. But unfortunately roof repair is not something you want to put on the back burner, as it can end up costing you substantially more money down the road, if it's not already costing you more money now!

So you may be asking yourself "how do I know if I indeed need to have my roof repaired or replaced, or if I just need to have it cleaned?" Well you could always call a roofing contractor and request an inspection. Most roofing contractors offer free inspections and can even assist you with getting your homeowner's insurance to cover most if not all of the cost if it is a result of some kind of hail or storm damage. If you are still not convinced you should call a roofing specialist here are nine warning signs that will let you know that you surely need to have your roof repaired or even replaced. Most of these signs can be seen from the ground and by looking in your attic if accessible. If you choose to get on the roof itself and inspect please use caution as the granules of the roofing shingles could be loose and cause you to slip and possibly fall. So BE CAREFUL!

1. Dark stained or dirty-looking areas on your roof. One of the most likely causes of any dark or stained looking areas on your roof is a result fungi or algae growth which in turn causes the roof to appear abnormally black or dirty in certain areas. This problem often occurs in warm, humid climates such as the southeastern part of the country. This can be a problem for your roof as the algae or mold starts eat away at the shingle base causing them to loosen and decay. If you spot any dark areas on your roof and are apprehensive of climbing on your roof to get a better look then contact a trusted roofing contractor to inspect your roof and determine if the stains are indeed algae growth and to what extent. It is better to address potential mold growth before it spreads to other parts of the roof making this headache and the potential hit to your wallet even worse than you thought it may be.

2. Shingle and sheathing deterioration. Deterioration of the shingles, or even worse the sheathing of a roof, can be caused by a number of factors; one of which is mentioned previously. Mold and algae can eat away at the organic base of shingles causing them to decay. If this problem goes on undetected and reaches the sheathing panels then it may be too late as the sheathing is the connection between the shingles and the rafters of the roof. If this connection is weak then it makes your roof even more vulnerable to loss during potentially high winds during storms can eventually compromise the integrity of your roof. If your roof appears to be sagging in areas it could be a sign of a much larger problem called roof rot which could lead to the possible collapse of your roof. By having a roofing professional inspect your roof you could be avoiding additional repair costs to not only your roof but to the interior of your home.

Your roof is one of the most prominent features of your house. Although it is often overlooked as an architectural feature, it is something that everyone sees when looking at your house, and something that you see every day. In addition to aesthetics, your roof protects your entire house. It is absolutely essential that a new roof is installed professionally, uses the best possible materials, meets your budget and provides you with a long lasting and maintenance free solution. There are so many things to consider when looking at a new roof but the process doesn't need to be difficult. Follow the steps below and you will be ready to take on any roofing project!

Roofing Color

The color of your new roof should be thought about when you first start planning your new roof project. Always keep in mind that your new roof should last quite awhile so it should be thought about as a permanent addition - the color of the roof will not change! Ask a roofing professional or home improvement store for color samples of the proposed roofing material and compare those samples to the color of your house. If your house is brick, keep in mind that brick color is even more permanent than the roofing color and the color of the brick should be focused on.

Compare the roofing material color to siding, brick and shutters. The color should be complimentary and not blend into the same color of the exterior of the house. If deciding between a few different colors, create a mock up with a painted board that is the same color of the house and an actual shingle (or other roofing material) set against it.

One other tip is to compare the color samples in both full sun and shade. Trees and other vegetation may also have an impact on how the color looks. If you have landscaping on your property, keep in mind any colors that come from the landscaping and compare the proposed new roof color to that. Ultimately, you need to be happy with the new roof color so take your time and choose wisely.

Climate

The climate of your physical location plays a factor in what roofing material may be used. When looking at asphalt shingles, there are specialized "Cool Roof" or "Cool Series" shingles that are used in warm climate locations. These shingles reflect heat from the house instead of absorbing it into the structure. In a cold climate location, these shingles will not provide any benefit and in fact will increase heat loss and also increase heating costs. Normal asphalt or composite shingles work great in colder climates because they absorb heat and act as an additional layer of insulation and protection. When looking at your roofing project, keep in mind insulation and ventilation in the attic space as part of the whole project. A well sealed, insulated and vented attic space greatly impacts the overall efficiency of the roof.

Reflectivity

It's no secret that dark colors attract and hold heat better than light colors. In a study conducted by the US Department of Agriculture, it was determined that an attic space under a dark colored roof (dark gray or black) that was installed over plywood sheathing was 10 degrees warmer on a day with full sun when compared to a lighter colored roof (white or very light gray). Although it was found that there were smaller differences when dark colors were compared to the lighter colors, the study reported that the only significant difference was found with extreme dark colors compared to extreme light colors. Although this may be important to a large warehouse or industrial building, it is suggested that you focus on choosing a roof color that is aesthetically pleasing and not worry too much about how the color may impact efficiency.
