Hyderabad captured a massive ~46% share of all new GCCs in 2025 — over 41 new centres (some reports up to 70–75+), featuring Costco, Netflix, Eli Lilly, Southwest Airlines, Vanguard, Dai-ichi Life, McDonald’s and many Fortune 500 players.
For 2026–2027, nationwide GCC leasing is projected at 50–65 million sq ft of Grade-A office space, with Hyderabad taking 18–23%+ share. This fuels thousands of premium jobs: median ₹18–25 LPA, top talent ₹30–60+ LPA, and 9.5–10.4% average hikes.
GCC expansion directly boosts housing demand and capital appreciation. Mid-to-senior professionals want premium gated communities close to work, driving strong interest in luxury apartments in Hyderabad. Businesses expanding footprints evaluate commercial plots in Hyderabad for long-term bases.
The ripple effect is already scorching hot:
HITEC City & Financial District (Gachibowli): Premium apartments and commercial plots seeing 12–18% YoY appreciation from immediate GCC demand.
Future City / Neopolis & Kokapet corridor: Emerging as the new hot zone with 25–40% projected growth in residential and plotted developments.
Shamshabad / Airport corridor: 15–25% price rise in 24 months plus 11–18% annual upside by 2027.
High-earning dual-income GCC households (₹50–120 lakh combined) are buying luxury 3BHK/4BHK homes and plots aggressively. This is a full wealth wave.
Expansion corridors are shifting serious focus toward Future City Hyderabad, where infrastructure accelerates plotted land appreciation. Emerging micro-markets like Neopolis attract premium buyers due to proximity to new GCC clusters and financial districts.
