I don't sell insurances to cover 'rental arrears' because I don't have any. In this digital age it is unnecessary to have a shop front my fees can remain competitive whilst my service is never compromised.

Introductory Letting Instruction:
Includes:
Visiting the property to assess and advise on current rental value and the lettings process going forward.
Photographing and advertising the property on On The Market, the Lloyds Lettings website and on social media platforms
Arranging and carrying out accompanied viewings for prospective tenants-and providing feedback where relevant
Conducting thorough referencing checks* to include right to rent, current employment, previous landlord and credit checks
Prepare and sign on behalf of the landlord the Assured Shorthold Tenancy Agreement (a minimum of 6 months)
Administer the deposit and provide the certificate and prescribed information through the TDS custodial scheme
Receive in the rent for the first month and forward all paperwork and transfer balance of money less our fees
Meeting tenant(s) at the property on day of move in with keys and a welcome pack

All additional arrangements are charged at £25 per arrangement plus the cost of the service. My usual remit of services arranged are:
Gas safety inspections
Inventories and checkouts
EPC's and floorplans
EICR
PAT testing
Carbon Monoxide detector installations
Please note that we do not, as introductory letting agents, carry out any further duties once the tenant(s) have moved into the property. We will send you out a reminder when a gas safety is due- you have a legal obligation to provide us with an up to date copy. And we will also ask you whether you would like us to prepare a tenancy renewal towards the end of the initial contract.
Fully Managed Service: In addition to the Introductory Service includes:
Collecting and disbursing of the monthly rental
Being the point of contact for dialogue and communication with the tenants to manage any maintenance issues (and use our trusted, reliable and reasonable contractors to carry out remedial works where necessary)
Notifying landlords when tenancies are due to end and renewing tenancy agreements and negotiating rental increases
Carrying out a mid term inspection – the landlord will receive a report on the condition of the property. (an inspection will be carried out once during a 6 or 12 month term)
Attempting to recover all rents and sums owing and managing and serving appropriate notices where required and keeping landlords abreast of all new legislation which could affect the property
There are no additional arrangement fees

Rate to oversee refurbishment works £150 per day (£180 if not local to Brighton and Hove)
Income and expenditure report for an annual tax return, the charge is £25.
Houses in Multiple Occupation We can also provide assistance with applications on HMO's. We can submit an application on your behalf at a flat rate of £100-we will help you to collate all the supporting documents. Currently a license lasts approximately 5 years. If you wish us to be the license holder there is a charge of £1000 for the duration of the license.
We will need to see the landlord with their passport or identity card and a current proof of residence for anti money laundering purposes. If you are an overseas landlord you will be required to fill out an NRLI form (you can do this online through HMRC) so that you will not be charged a higher percentage of tax.
Fees can either be taken at the start of the tenancy or monthly whichever is most convenient for you.
