I HAVE ONLY ONE FRIEND THAT'S VERY GOOD AT REAL ESTATE AND WHEN I WAS ABLE TO CATCH UP WITH HER I GOT HER TO AGREE TO MEET ME AT THE COFFEE SHOP BY THE PROPERTY. I TOLD HER I HAD HEARD OF PROPERTY OWNERSHIP THROUGH ABANDONEMENT AND ASKED HER WAS SHE FAMILIAR WITH IT. SHE LAUGHED AND SAID YES BUT MANY REALTORS NEVER HEARD OF IT. THOSE WHO HAVE ARE NOT AWARE OF HOW TO DO IT BECAUSE THEY ARE LIVING FROM SELL-TO-SELL AND SMALL COMMISSIONS OFF THEIR LISTINGS WHICH MEANS THEY NEVER HAVE THE MONEY TO FIX UP AN ABANDONED PROPERTY. SHE TOLD ME SHE DID TRANSFER OF TITLE RECENTLY UNDER ABANDONEMENT (SHE LATER CALLED IT A QUIET TITLE) FOR A CLIENT IN OHIO WHERE THE LOCAL CLERKS MADE IT VERY EASY AND EXPEDIENT. SHE SAID HERE IN FLORIDA ALL ONE HAD TO DO WAS FILE A DR-452 FORM. THAT WOULD GIVE ANYONE A TITLE OVER THE ABANDONED PROPERTY. SHE SAID CAN YOU BELIEVE THAT MANY BANKS WILL FOOL PEOPLE INTO A MORTGAGE ON AN ABANDONED PROPERTY WHEN THEY HAD NO RIGHT TO SELL IT NOR DID THEY EVEN KNOW THE PREVIOUS OWNER. CLOSE TO 2 HOURS IN OUR RELAX SESSION I BROUGHT HER BACK TO THE POINT THAT I WANT THE PROPERTY DOWN THE STREET. THE BIG BEAUTIFUL HOUSE ON THE 2-ACRES OF LAND NEXT TO THE OPEN FIELD. SHE SAID HAVE YOU WALKED THROUGH IT? DO YOU HAVE AN ESTIMATE OF WHAT IT WILL TAKE TO FIX IT UP? I SAID YES I DID. I TOLD HER THE REST OF THE HOUSE INSIDE WAS STILL IN VERY GOOD CONDITION AND THAT IT WAS ON THAT DAY THAT I FELL IN LOVE WITH IT'S POTENTIAL. SHE SAID WATER DAMAGE ALWAYS HAPPENS TO ABANDONED PROPERTIES BECAUSE THE WATER PIPES ALWAYS FREEZE UP IN THE WINTER MONTHS AND WITH NO ONE THERE TO TURN THE WATER OFF OR WINTERIZE THE HOME THE PIPES BURST AND WATER GETS EVERYWHERE. I SAID ARE THERE REALLY PROCESSES ONE CAN DO TO GET ABANDONED PROPERTY WITHOUT THE HELP OF A BANK OR A LOAN? SHE SAID LOOK AT MY WEALTH. YOU KNOW I MAKE IT FROM NOTHING BUT REAL ESTATE. WHEN HAVE YOU EVER KNOWN ME TO CUT CORNERS TO MAKE MY FORTUNES? WHEN HAVE YOU EVER KNOWN ME TO HAVE TO TAKE OUT A LOAN? THIS IS TRUE FOR HER. MY FRIEND IS SOUGHT AFTER FOR HER METHODS AND KNOWLEDGE SHE HAS ON VARIOUS PATHS TO WEALTH. SHE THEN PROCEEDED TO TELL ME MY FIRST STEPS. EVERYTHING SHE TOLD ME TO GUARANTEE I WOULD AQUIRE OWNERSHIP OF THIS PROPERTY I WILL TELL YOU NOW AND WILL NOT LEAVE OUT ANYTHING. SHE SAID PUBLIC AND PRIVATE SCHOOLS TEACH THEIR STUDENTS FROM MIDDLE SCHOOL THROUGH HIGH-SCHOOL AND COLLEGE TO CREATE DEBT BY LOAN REQUEST TO LIVE. THEY TEACH THAT THIS IS THE BEST WAY TO OWN PROPERTY TOO. THIS MISGUIDEDNESS COMES FROM THE ELITE FAMILIES THAT RUN THE WORLD ECONOMIES. THE TRUTH HOWEVER IS IN THE CONTRACT AND YOU HAVE A RIGHT TO CREATE YOUR OWN CONTRACTS WITH WHOMEVER. WHEN ONE KNOWS HOW TO IMPLEMENT THEIR INTEREST IN A CONTRACT THEY CAN HAVE WHATEVER THEY WANT. SHE SAID THE FIRST THING YOU HAVE TO DO IS CALL OR GO DOWN TO THE COUNTY MUNICIPAL CORPORATION WHERE THE PROPERTY IS LOCATED AND FIND OUT THE BACK TAXES OWED ON YOUR NEW PROPERTY. IF YOU CAN AFFORD IT, TELL THEM TO PUT YOU ON A PAYMENT PLAN TO PAY IT OFF. SO IF THE BACK TAXES ARE $4000, YOU WOULD GIVE THEM ROUGHLY $400 OR LESS THAT DAY AND MAKE PLANS WITH THEM TO COME BACK SOME OTHER TIME WITH ANOTHER $400 UNTIL THE $4000 IS PAID OFF. THEY WILL NOT ASK YOU IF YOU ARE THE OWNER OR IF YOU EVEN KNOW THE OWNER SO DO NOT TALK SO MUCH UNTIL YOU SECURE POSSESSION. THEY JUST WANT THE MONEY. IF YOU CANNOT AFFORD TO PAY THE TAXES YOU WOULD JUST WAIT TO ENTER INTO THE TAX AGREEMENT UNTIL WHEN YOU GET THE MONEY. IN THE MEANTIME YOU WILL CHECK FOR ANY LIENS ON THE PROPERTY. THEN YOU WOULD GO TO THE PROPERTY AND SECURE IT FROM VANDALISM AND FURTHER DAMAGE BY BOARDING UP THE WINDOWS AND SECURING THE DOORS. AS YOU ARE SECURING YOUR NEW PROPERTY YOU ARE PLACING ON IT NEW LOCKS AND IT IS AT THIS POINT THAT YOU MIGHT AS WELL CALL TO SCHEDULE THE ELECTRICITY TO BE TURNED ON IN YOUR NAME OR THE NAME OF YOUR CORPORATION. JINA THEN WENT ON TO STRESS HOW IMPORTANT IT IS TO MAKE SURE YOU GET THE BACK TAXES OWED AMOUNT DOWN TO A VERY MINIMAL POINT. SHE SAID ONCE THE BACK TAX AMOUNT OWED IS DOWN TO NEXT TO NOTHING THEN YOU SHOULD FILE A QUIET TITLE.
