This development covers a 192 acre plot of land that stretches between Garner Rd, Tunnel Blvd, South Chickamauga creek, and Lightfoot Mill Rd.
The majority of the property is currently zoned RN1 (Residential)

Current status- as of June 2025
There is a home builder, GreenTech, who is interested in building residential on the land. More information will be provided as we learn about the plans for this new community.
History/Timeline
A previous developer intended to rezone this land into a Residential Mixed Use PUD. That application was withdrawn at the April RPA meeting.
The State of Tennessee submitted an inquiry to relocate Moccasin Bend Mental Health Institute to the plot. On June 5, 2025, Senator Bo Watson (TN-11) announced that the plot was no longer being considered as a potential site for the facility.
