Perhaps an apartment in a house from the time of Khrushchev is not the most wonderful housing in terms of area and layout. Is it realistic to increase the area?
The most frequent advice from designers to anyone who has started repairs in a bathroom remodeling in a Khrushchev (turnkey or with their own hands) is to study the available redevelopment possibilities. Often the walls of a room are not load-bearing, and sometimes an increase in its area is possible, for example:at the expense of the hallway or corridor, if, according to the BTI, they are not part of the living quarters (which, unfortunately, often happens in such apartments)at the expense of the kitchen, if the apartment is located on the 1st floor (or higher, but at the same time there are non-residential premises below you).
By law, it is forbidden to place a bathroom above the living rooms and the kitchen, therefore, the expansion of the bathroom at the expense of the kitchen is theoretically possible only on the 1st floor. But there is another point: it is also not allowed to make redevelopment in the direction of worsening the operating conditions of the house and residence of citizens, and for this reason it is possible to get a refusal to expand the bathroom remodeling at the expense of the kitchen.
It is also worth remembering that during redevelopment, a situation is prohibited in which the exit from the toilet or combined bathroom is provided for the kitchen or room. (An exception is if the apartment has a second toilet, the door of which opens into non-residential premises. For Khrushchev women, however, this option is unlikely.)
Separate or combined bathroom remodeling?
In some houses from the time of Khrushchev, it is possible to combine a
bathroom remodeling and a toilet. Sometimes this allows you to gain a little space and get more options for decorating the interior. In addition, such a solution is more budgetary, since it can significantly reduce the cost of repairs, saving on wall decoration.
But to divide the initially combined bathroom, although it is realistic from the point of view of the law, is usually quite difficult due to the small area, it is easier to get by with a conditional partition for zoning the space or a shower curtain.
Bath or shower area?
At a certain stage in the repair of the bathroom remodeling and toilet in Khrushchev, the question arises: does it make sense to abandon the traditional bathroom in favor of a shower area? There is no single answer: it all depends on individual preferences.
Of course, giving up the bath often yields precious square centimeters. However, if you cannot imagine your life without a bubble bath, it is better to save space on something else (for example, you can move the washing machine to the kitchen).
A mini-bath can be a compromise between shower and bath. Families with small children will especially like this option.
How do I find a place for my washing machine?

place the car in the hallway, corridor (if, according to the BTI, they are classified as non-residential areas);
give preference to compact models (including wall mounting);
choosing a sink that is mounted directly above the washing machine increases the area of the premises in the process of redevelopment (if possible by law).
