Who are we and why are we selling? We are the Riley family and we moved here from Hampshire in 2018. This move was the dream we never thought we would achieve and we have been very, very happy here. But our two oldest children have moved out. Our two youngest are teenagers and keen to be in a busier environment and we have reluctantly accepted that this glorious house is simply too big for us. We are ready to downsize and move into the beautiful town of Llanidloes, just 5 miles away. Having made a lot of changes and modernisations over the years, we are keen to see our beloved home presented in its full glory and with all the details available to prospective buyers. Take the small but sturdy bridge from the lane and cross the brook to access the roundabout. In the winter the brook is a bold stream, with banks too high to ever have flooded, but dramatic and a little wild depending on the rainfall. In the summer the brook dries up to a shallow paddling depth, perfect for cooling hot toes.
With an outside toilet and sink, built in wood storage areas, multiple shelving units, concrete floor, light and power points and viewing window to the brook. An outside staircase to the store room with two velux windows and a window overlooking the brook. There is a camper port for a large motor home to the side of the shed.
Hafod stands proud and strong in a large lawned area. A wooded hillside and a beautifully established beech hedge which is home to so many birds! On the other side of this hedge is a bungalow originally built by the owners but now owned by a nature loving couple.
I'm told that back doors are almost always used in Wales and Yr Hafod is no exception. A small porch holding the solar panel battery leads into the large scullery with original quarry tiled floor and a long row of coat hooks. The 'servants' staircase lies straight ahead, turn left into the large utility room or right into one of the many reception rooms.

Plumbing for a washing machine, tumble dryer and dishwasher plus space for an under counter freezer and at least one other appliance. There is a double sink with draining area and an original pantry that is well shelved.
Soon after moving in we fitted 14 solar panels and a battery plus installed an electric vehicle home charger.
In the summer of 2020 we embarked on a six month long project of renovation and improvement. We took down the sun room that ran along the back of the house and replaced it with the kitchen diner. We infilled two original floors with concrete, rewired the utility room and installed a modern outdoor oil boiler. We fitted a pressurised water system, replaced the pump in the well and fitted a particle and UV water filter.
In 2020 we lifted the original quarry tiles from this room and dug down to fill the floor correctly with concrete. This was covered with a layer of screed onto which we installed under floor heating and a high quality, slate effect, laminate flooring. The beam above the wine rack was an original beam found during our renovations.
Custom worktops and hand made pine cupboards are partnered with stunning orignal oak beams found during the work. The small kitchen sink has a Quooker instant hot water tap which also provides traditional hot and cold.
The large window above the kitchen counter slides open and looks out over the lawn.
The original stone wall was sandblasted during the renovations to create this fantastic feature.
There are three large sets of sliding patio doors creating an outdoor kitchen feel in the summer. But the flat roof is a 'warm roof' and so keeps the heat from the under floor heating in briliantly. In the winter this is the warmest room in the house.
In addition to the utility room, this sitting room also had inches of concrete poured into the floor and finished off with underfloor heating and high quality, parquet effect, laminate flooring.
The large window has a deep ledge, perfect for hiding behind the curtains.
We call this the movie room because it's ideal for big family tv nights but it could provide any number of social spaces. The working chimney is a beautiful feature.
The light in the corner of the picture is a huge, shelved, under stairs cupboard. We have stacked it high with board games, puzzles and Christmas decorations.
From your movie room move into the front hall with the original and main front door to the property. Wood panelling and original quarry tiles make space more than just a hallway. The front door is to the right of the photograph, just out of shot.
One of the things that has delighted us the most is having so much space for coats and wellies and all the other stuff that comes with having a big family. No scrabbling around in the back of wardrobes as the next season rolls around, it's all easily available.
The space leads into the essential downstairs cloakroom.
Currently used as an office come library come storage area for the things we have started to pack so no photos just at the moment.
It houses the second woodburner downstairs and the original quarry tiles as well as dual aspect onto the driveway and the roundabout. I often sit at my desk and watch the birds. From here go back to your scullery where the tour began.
The downstairs is essentially one giant circle but because all the rooms are so big, none of them feel like corridors. There are two staircases, the main stairs which go from the front hall of the house, and the 'back' stairs which lead up from the scullery.
As you go up the main stairs from the front hall you find more panelling and a velux to bring some light to the area.
Immediately to your left is Nant. The smallest of the double bedrooms but still a great size. It is dual aspect and has a washbasin.
Immediately to your right, up a couple of steps, is Paul's office. Custom built desk with oak block wood top. Fitted storage in several areas. Ventilated section for tower computer. Cable management and access. Window tinted to reduce solar flare. Wood panelling and sound deadening panels. LED lighting with built in, remote controlled fan. CAT5 cable running to broadband router.
Next to Cwtch is the largest bedroom and what we use as our master. Original wood panelling and floorboards. Beautiful and unique window design looking over the lawn and into the field beyond.

Next you come to the shower room with large shower unit with a pressurised system.
Moving along the hall way you will find the next large double room. With dual aspect, built in storage as well as space for furniture. Washbasin.
Further along the landing there is the second staircase with climbs from the scullery. Here you will find high ceilings plus large shelved airing cupboard with hot water cylinder, hot water pressure cylinder and central heating pump.
At the top of the back stairs is the bathroom with large roll top bath and larger corner/double shower unit.
This room has high ceilings and a large window.
Gwennol is the only small bedroom but with a built in wardrobe and space for a small chest of drawers it is still more than adequate. The window has a climbing rose outside so the birdsong and activity is wonderful. This is also the room directly next door to Adar and we have often considered turning it into an ensuite.

The land surrounding Yr Hafod extends to 1.3 acres and is a mix of habitats and home to some extraordinary wildlife. We have fenced off the lawn area to keep the dogs secure and the remaining land has been left to go wild. It has some fruit trees buried in there somewhere, a ramshackle greenhouse the needs work and of course the access to the beautiful brook which runs all the way down the side of the land.
Mammals - fox, badger, otter, hedgehog, polecat, stoat, weasel.
Reptiles - frog, toad, newt, slow worm.
Birds - Red kite, raven, buzzard, goshawk, sparrow hawk, jay, heron, chaffinch, bullfinch, goldfinch, great tit, blue tit, coal tit, marsh tit, long tailed tit, house sparrow, dunnock, blackbird, song thrush, mistle thrush, collared dove, wood pigeon, nuthatch, tree creeper, great spotted woodpecker. Migrants - black cap, chiff chaff, garden warbler, pied flycatcher, spotted flycatcher.
Wild garlic galore... Welsh poppies, purple and white rhododendrun, the list is endless!
