Annual Meeting & Board Election Update – February 3, 2025
Following the end of the election period, all proxies/ballots received within the deadline are being processed by the Nominating Committee. Tabulation and certification of votes is expected to be complete by the end of this week, if not sooner. GTHA will post results once finalized.
Annual Meeting & Board Election Update – January 29, 2025
Thank you to the attendees at our annual homeowners meeting and those who participated and communicated with GTHA prior and after the meeting. As noted in the meeting, quorum is met and the election period ends at the end of this week. Please submit proxies/ballots to GTHA by hand delivery, dropoff, email, fax or mail (postmark date 1/31/25). GTHA will post updates for tabulation and certification of votes and post results once finalized.
Winter Storm Warning and extreme cold (for Houston) from January 19 through January 22, 2025
As noted by the National Weather Service and local news agencies, there is a winter storm warning in effect from Monday to 6 PM Tuesday. This warning could be extended and residents are advised to follow both the National Weather Service and local news agencies for updates regarding this severe weather. As many of you may recall, the 2021 winter storm was a significant event that impacted our community and region, so taking precautions now is critical.
The City of Houston's Office of Emergency Management has also issued out notices and information, with frequent updates on how residents can prepare and get assistance if needed. For convenience, the basics are below:
The Four P’s:
People: Look out for elderly neighbors and others who may need assistance. If you know of someone elderly or less-abled that can benefit from extra assistance, you can register them with the State of Texas Emergency Assistance Registry (STEAR) so they may be provided extra assistance during this winter storm and other severe weather events.
Pets: Bring pets indoors to protect them from the cold. Animal cruelty is a crime - you can report animal cruelty to the Houston SPCA online via an online form or by calling them at 713-869-7722.
Pipes: Insulate exposed pipes to prevent freezing and bursting. For inside pipes there is conflicting information as to one should drip their faucets or shut their water off and drain the pipes, however, some action should to be taken to prevent freezing and bursting. It is recommended that residents research this further to prevent damage - GTHA is not responsible for pipes or plumbing issues inside the home or lot.
Plants: Cover or bring in sensitive plants. Temperatures are expected to be below freezing throughout Tuesday and noon on Wednesday, with probable snowfall on Tuesday morning.
Lastly, if you or anyone you know is in a situation where they do not have adequate heating, the city has opened warming centers for the public. These are the nearest locations:

Hurricane Beryl Aftermath
Following what was essentially a direct hit by the worst of Beryl's winds to the Houston area, millions of residents in the Houston area are without electricity, including those here in our community. Visit CenterPoint Energy's Outage Center to check on the latest updates and more regarding power:

As noted in our last update, the strong winds from Beryl have greatly impacted our area and have made some areas impassable, along with some flooding. GTHA will work with city crews and contractors on affected areas. Please report any major damage or hazards for us to assess - it is not necessary to report cosmetic damage just yet though - GTHA will focus on major issues first as the city works on restoring power and clearing roads.
Hurricane Beryl Advisory
Homeowners are strongly urged to be prepare for the oncoming storm! While reports currently do not show a direct impact to the Houston area, Houston will still experience heavy rains and strong winds. GTHA has already been working on clearing areas and cutting down trees and branches, but homeowners and residents should take action for trees in their patios and securing items outside to prevent damages to their property or the property of others.

Pest Control: Termite Season
While GTHA is not responsible for any pest control in Lots, we are aware about termite sightings by homeowners in their homes. While winged ants are different from termites, both pests should be controlled and Formosan termites are especially active this year. GTHA strongly recommends that homeowners take action to control any exposure, especially by having professional pest control review, to prevent any possible infestation.
We understand that concern arises if a neighboring Lot also experiences the same with these pests but does not take action. So, while GTHA is not responsible, GTHA can mediate in such situations by putting neighboring Lots on notice - letting them know of the potential civil consequences should a possible infestation be unchecked / not controlled and result in damages to neighboring Lots.

REMINDER: No modifications to common areas or common areas adjacent to Lots allowed!
Homeowners are reminded that no modifications are allowed to the common areas, even those adjacent to a Lot. Homeowners that violate this will be noticed and if not addressed, could be fined and/or ordered to correct the modification.
Keeping Your Community Safe: Help us by being informed and active in community discussions with HPD!
GTHA has been in contact with HCSO regarding recent incidents in the area and are pleased to report that a specialized task force by HSCO is assigned to the area. Additionally, we are working closely with increased security that is providing us more detailed reports of incidents and suspicious activity in our community.
As GTHA is already involved with HPD’s monthly business PIP meetings along with representatives from the nearby apartment complexes, we encourage residents and homeowners alike to be informed about and attend HPD’s community PIP meetings held on the third Tuesday of each month. GTHA Response to Questions Posed by a Particular Homeowner - Update 11/15
As noted earlier, one of the homeowners included in the agenda presented a document titled ‘OWNER’S QUESTIONS AND CONCERNS’ and demanded immediate responses to several questions at our September meeting. The homeowner was present at our October meeting and was presented a draft copy of the responses, however, this has not been finalized yet as a full meeting of directors was not possible on 10/10 and other circumstances with the homeowner have arisen. A response to the questions can be obtained by clicking here, and will be soon available in paper form at the association office.

GTHA will conduct its November meeting via Zoom via the usual meeting connection details, however, the responses to the homeowner's questions noted in prior posts have been finalized with Spanish translation. Monthly Board Meeting - September 2023
GTHA held its monthly board meeting on September 12th, 2023. Prior to the meeting two homeowners contacted GTHA requesting to be included in the meeting’s agenda. Accordingly, they each were included in the meeting agenda with an allotted time to speak, and this was extended to facilitate their need for interpretation between English and Spanish. Other homeowners and attendees were also present; however, the meeting soon devolved, mainly due to misinformation, misunderstandings regarding meeting procedure, and attacks of directors’ character and ethnic/racial background.

For background, under Chapter 209 of the Texas Property Code, homeowners can attend HOA board meetings but not speak at said board meetings. Additionally, an HOA board of directors can adjourn and reconvene in a closed executive session. While GTHA is cognizant that many attendees were previously blissfully unaware of these procedures when they freely spoke out of turn, accused the board directors with falsehoods, and other heated debate between directors and attendees, GTHA resolves to continue having orderly and productive meetings. We welcome civil discussion, cooperation, and volunteering with homeowners; however, GTHA will not tolerate disruptions as those from September 12th. As such, future meetings will strictly follow procedure as permitted under TPC ch. 209 and any disruptors will be asked to leave and/or removed from the premises.

At this meeting, one of the homeowners included in the agenda presented a document titled ‘OWNER’S QUESTIONS AND CONCERNS’ and demanded immediate responses to her two-page document that includes several questions. Some of these have been clearly addressed by prior GTHA publications, some are based on misconceptions, and some are in bad faith. Nonetheless, in the spirit of patience and good faith, GTHA affirmed a response to all of these questions and that said response would be published in paper and electronic form by the time of the next meeting to address her concerns and dispel the misconceptions and misinformation that often plague our community.

Water Off Notice - August 14, 2023
Water service will be off from 11:00 a.m. to 5 p.m. as the city dispatched a crew today to replace the cracked city water pipe. The city workers estimate the work to be completed within this time. Thank you for your understanding.

Major Water Leak - August 13, 2023
A major water leak on the Casa Grande side of the property has resulted in water service being partially stopped. GTHA is closely working with City of Houston public works to address this and will continue to do so to ensure proper repair and continuing service. GTHA wishes to thank neighbors that reported the issue as well as Board Directors Cook, Batra and Gonzalez for their prompt and effective actions to have the situation under control this Sunday morning.
Water Rate Changes - May 1, 2023
Following Houston Public Works' announcement of a 9.2% increase in annual water and wastewater rates, GTHA has modified its rates in accordance with the new adjustment. As such, water bills throughout the city and our community will see an increase. GTHA encourages homeowners to monitor their water usage. A copy of the Houston Public Works letter dated April 1, 2023 announcing this can be read here.
Board Election Update - March 24, 2023
The results are in! Technically, election results were in during the first full week of March but were not posted to the website - our apologies! GTHA welcomes Eduardo Gonzales to the Board of Directors as he takes the vacant position previously held by Kimberly Mills. Mauricio Herrera continues as Board president. Following the election results confirmation, the newly elected Mr. Gonzales and re-elected Mr. Herrera joined the rest of the Board at our March board meeting held on March 14th. As GTHA continues to tackle the numerous problems in our community, greater collaboration and volunteering is needed more than ever to ensure that our community is safe, clean and stable.
Board Election Update - February 15, 2023
Following an extended period from January 31st to February 14th for receipt of homeowner ballots, a quorum has been reached and GTHA expects to announce the board election results by the end of February.
Annual Homeowners Meeting - January 31, 2023
To avoid extra separate location charges, the limitations of our small association office, and the threat of the new COVID variant XBB.1.5, the GTHA Board of Directors has agreed to conduct its Annual Homeowners’ Meeting via Zoom, a videoconferencing platform, on Tuesday,
January 31, 2021 at 6:30 PM.
Like prior meetings, GTHA will report on finances, attainments and issues encountered in 2022 as well as plans for 2023 based on revised GTHA budget. In addition, GTHA will hold an upcoming election for two Board of Director positions – a vacant position and that of Mauricio Herrera, current President, who expresses his desire to continue serving GTHA. As previously done in 2021, GTHA will hold this election by mail-in/hand-delivered ballot, using the model of the proxy vote system already in place. Directors are unpaid volunteers, and those desiring to serve can notify the office of their candidacy for inclusion in the official proxy vote form, available in the notice letter mailed to homeowners and at the association office. Members should be current in their monthly assessments to cast a ballot per Article II, Section 1(b) of the GTHA Declaration of Covenants.

Mid-Annual Homeowners Meeting Update - July 12, 2022
The GTHA Board of Directors conferred at today's monthly meeting and agreed to forgo the planned mid-annual meeting and instead present a report to all homeowners. This report will include figures from GTHA's second quarter report and additional figures and information covering the beginning of 2022 to the present. This allows all homeowners to receive an update on GTHA business, avoids connectivity issues homeowners may have with a virtual meeting, and saves the rental and security expenses of an in-person meeting held at a separate location. The report will be distributed to all homeowners and will also be available on this website and the Association office.

Mid-Annual Homeowners Meeting Update - July 6, 2022
As discussed in our Annual Homeowners Meeting in January 2022, GTHA is holding its first mid-annual meeting later this month. The meeting will be a brief virtual presentation to update homeowners on challenges and goals as we continue the year. Full meeting details will be posted on this website and the Association office.

Directors Update - May 17, 2022
GTHA bids farewell to Mr. Luis Estrada following his announcement of resignation from the GTHA Board of Directors. Following Mr. Estrada's resignation, the Board deliberated the choice for a successor for this post and ultimately convened on May 17, 2022 to select Mr. Dinesh Batra as the newest director for GTHA. Mr. Batra has been a homeowner for more than a decade and brings expertise in real estate, contracting and construction. GTHA welcomes Mr. Batra and thanks him and the departing Mr. Estrada for their interests in serving this community.
Maintenance Services Update - May 8, 2022
GTHA is mainly overseeing emergency maintenance and repairs for lots at the moment. As previously noted, the exponential rising costs of materials for carports has halted repair efforts for the same. Additionally, as the costs of roofing materials are still high and are currently coupled with abnormally high temperatures, only emergency roof repairs are being handled. We apologize for the inconvenience and are hopeful that materials costs will stabilize soon so GTHA can resume routine maintenance and repair for all that have submitted tickets.
Transparency & Services Update - April 13, 2022
GTHA has published its condensed income statement and budget comparison report for the first quarter of 2022. It can be found at the 'Documents' subpage on this site, or by clicking here. As noted by the Board of Directors, these easily digestible reports will be published each quarter for greater transparency. As evidenced in the report, the rising cost of metal has deeply impacted efforts to repair and replace carports. While rising prices for all types of goods have been common in the past couple of years (for example, lumber prices in 2020 and 2021), the stark increase of metal limits the number of repairs we can complete that involve this material.
For other services, GTHA continues revising issues with water administration. Look forward to a revised bill that includes a return stub to improve proper processing and linking to your account. GTHA also is exploring propositions with the City of Houston to modernize management and monitoring of this important utility. GTHA is also researching improvements for parking and enforcement, as well as working closely with our new security partners, MED Security, to build a strong relationship with our community.

A new reporting form has been added to our 'contact us' page - the neighborhood watch reporting form. While this is not a replacement for contacting security or police, GTHA has added this feature to allow homeowners and residents alike to report suspicious activity, vandalism and other events that affect the safety of our community. GTHA will use this information for analysis and employ it with joint work with security services and local police. Water and Drainage Services Update - February 14, 2022
GTHA is reviewing water and drainage operations following reports of fluctuations in meter readings and bill amounts. An independent team is being assigned to assist with this investigation. As GTHA continues this inquiry, updates will be posted to our website. If you have noticed fluctuations in your recent invoices, please notate your meter readings and let us know. We will record the information reported as we work to ensure that readings are accurate and in good order. Additionally, GTHA will further review water disconnect procedures and implement a $75 threshold before beginning such procedures.
Board Election Results and Important Notice on Office Administration Changes - February 2, 2022
Luis Estrada (Nominee) and Virgie Cook (Incumbent) are the winners of the 2022 Board Directors’ election. GTHA thanks all homeowners for their participation in the process and voicing concerns. We look forward to implementing new reforms and building a better future together.

Office Administration Update - January 28, 2022
Since the annual homeowners' meeting last week, major changes to GTHA's office administration have taken place. Rosalinda Carrizales is no longer the office manager, and Marjorie Contreras is no longer the office water administrator. Office hours will be directly managed and staffed by part-time personnel and volunteer work by current Board Directors.
Annual Homeowners Meeting - January 18, 2022
The annual homeowners' meeting was held on Tuesday January 18, 2022 at the nearby Best Western Plus hotel's conference room to comply with federal and municipal guidelines regarding COVID-19. A lively discussion was held covering several issues, including the removal of our property manager as well as the election for two board positions. As noted in the recent postings at the Association office, election results will be presented by February 4, 2022. Proxies/ballots submitted must go under a verification process, which has resulted in the further review and/or disqualification of proxies/ballots that are duplicates, proxies/ballots that have been modified without clear notations, and proxies/ballots submitted by non-homeowners, such as renters residing on the property.
