Appendix A – House Rules for Shared Accommodation Arrangements
The following document outlines the general house rules for shared accommodation arrangements. From time to time, the landlord may find it necessary to add or change some rules and will do so in writing to the tenant.
APPLIANCES
Are to be left cleaned after each use, such as cleaning the microwave or stovetop of splatter or spills.
BATHROOM CLEANLINESS
Bidets are not permitted in any washroom.
CLUTTER / COMMON AREA
Tenants are expected to clean up after themselves. Careful attention must be paid to the kitchen and bathroom, but the entire premises must be kept clean and sanitary. Garbage and recycling should be placed as indicated by the landlord.
The tenant must keep all personal belongings in their room or in the designated areas assigned. The common area must be kept neat, tidy, and free of clutter.
The landlord or his agent may enter the common area on a regular basis without notice. See Appendix B for more details.
COOKING
There is to be no cooking or food/drink preparation anywhere except in the kitchen. Microwaves, coffee pots, kettles, etc. can only be used in the kitchen. The tenant must never leave cooking appliances unattended while in use.
DRUGS
Drug use is not permitted in the home at any time or anywhere on the property, including medicinal marijuana. The authorities will be notified if the tenant is found to be using or in possession of any illegal substances on the premises.
EATING / EXERCISE
If the lessee decides to eat in their room, a tray must be used. Trays are provided. Exercising in the room, home, or outside on the property is NOT permitted.
EMERGENCY
If a lessee is locked out from either their room or the home entry, either from losing or misplacing their keys and requires emergency re-entry, an “opening the door fee” may be charged at the landlord’s discretion. Typically fees range from $50–$150 for each occurrence. This is in addition to the cost of replacing the keys (if lost).
END OF TENANCY
The room must be left cleaned as it was received. All garbage must be removed from the room. Sections in the kitchen and bathrooms must also be cleaned.
ENTRY BY OTHERS
The tenant shall never allow anyone into the house that is not his/her guest, unless pre-authorized by the landlord. This includes government officials, door-to-door salespersons, etc. Entry doors should remain locked at all times.
FIRES
Fires of any kind (candles, incense, etc.) are not permitted anywhere on the premises.
FLOORS
Felts and floor protectors must be used to protect hardwood floors at all times, as well as mats for suitcases (can be provided).
FOOD
Food, as well as dishes/pots/pans, are not to be stored in the rooms.
FURNITURE
Waterbeds and aquariums are prohibited.
Any damage to the provided furniture (including fans and heaters) must be reported to the landlord immediately.
GUESTS
A maximum of one single guest may visit at a time, no more than once a week. Parents of the lessee may visit.
Tenants are fully responsible for their guest and must accompany their guest at all times.
HOME
Get-togethers or “parties” of more than one person are not allowed, even for studying purposes.
No shoes are to be worn in the home at any time, for any reason, even while moving in or out.
HOUSE / CHANGES
No changes are allowed to be made to the general areas of the home. In addition, no furniture or appliances are to be moved at any time.
HOUSE PLANTS
House plants are not permitted inside the bedroom or anywhere in the home unless written permission is given by the landlord.
INSTRUMENTS
Musical instruments are not allowed to be played in the home at any time unless written permission is given by the landlord.
INTERNET
A high-speed internet service is included in the cost of the rent. The landlord reserves the right to control access to the network and to place bandwidth limits if deemed necessary.
The internet service provider will alert the landlord of any devices on the network that are infected with viruses or are the source of spam or hacking. The offending device must be disconnected until the problem is remedied.
The lessee is fully responsible for any consequences regarding any illegal downloading of copyrighted material.
Note: Due to COVID-19 and the increase in tenants either working or taking online courses in the household, if extra bandwidth is needed or an upgrade in internet services or the use of an extender/access point is required, these extra costs will be the sole responsibility of the lessee in need.
KEYS
Keys are for the tenant only and should never be given to anyone. No duplicates are to be made.
Lost keys are subject to a $25.00 fee (per key) for replacements on the first occurrence.
If the keys are lost a second time, the tenant will be responsible for the full cost of replacing or re-keying the locks that can be opened by the lost keys.
Keys not returned at the end of the tenancy may result in the key deposit not being returned. Replacing or changing the locks is prohibited.
All exterior doors entering or exiting the home must be locked at all times, even if someone is at home.
LAUNDRY
Laundry hours are between 10:00 AM and 10:00 PM. Maximum 3 loads per week, and loads cannot be carried over, shared, or forwarded.
Wet clothes are to be dried in the dryer provided. Hanging wet clothes or towels on furniture (dressers, wardrobe units) or in the bedroom is not permitted.
LOITERING
Loitering (hanging out) is not allowed at the front of the home or on the front porch. Use of the backyard deck is allowed.
Nothing is to be left on the front or rear porches, including bikes, garbage, clothes, etc.
MATTRESS
The mattress provided is covered with a waterproof mattress cover. This mattress cover must remain on the mattress during the duration of the lease. Failure to do so may result in the cost of replacing the mattress (see Appendix C for more details).
MOVING IN (A)
A moving date and time must be coordinated with the landlord solely at the landlord’s discretion and availability. Move-ins are typically done between 11:00 AM until finished (maximum 8:00 PM). After 8:00 PM may be subject to a late move-in fee if available and to be discussed.
MOVING IN (B)
No shoes are to be worn while moving in or out. Carpet runners and floor protectors will be provided if needed. Any garbage must be removed or discarded.
MOVING IN (C)
Please note that if you feel after you move in that extra cleaning of your room or common areas is needed, that is part of the cleaning duties everyone has agreed to.
MOVING OUT
At the end of the tenancy, the room must be left clean and tidy as it was received. The bathroom, fridge, and kitchen cabinets must be left clean. Garbage and furniture must be removed and/or discarded.
NOISE
Earphones must be used for music, video games, etc., and voice levels must be kept to a minimum. At all hours, any activity undertaken by the tenant or guest must not disturb the peace and tranquility of the house.
OUTSIDE
Propane, gas barbecues, or any other type are not allowed unless written permission is given by the landlord.
OTHER APPLIANCES
Hair dryers, hair straighteners, or any other small appliance are not permitted in the rooms. Any other appliances, including fridges or freezers, are not allowed. If unsure, please notify the landlord.
PARKING
The lessee understands that there is no driveway parking. If the lessee chooses to park on the street, it is at his or her own risk. Visitors must also park on the street at their own risk.
The landlord is not responsible for any tickets, towing, damage, etc.
For designated paid parking spot(s), the tenant is required to remove snow from their parking space and the entrance to the driveway during the winter.
PLANTS
Plants/flowers are not permitted in the bedrooms or anywhere in the home.
PETS
Pets are not allowed at any time for any reason anywhere inside or outside on the property.
RENT
Rent is to be paid the day before the first of the month, either by Interac e-Transfer or cash.
REPAIRS
The tenant must never perform any repairs to the home or furniture for any reason. In addition, the lessee is not allowed to hire or contract someone to do repairs. The lessee must notify the landlord as soon as possible if something is not working or not working properly.
SHARING
Rooms are NOT ALLOWED to be SHARED with another individual. They are to be used by the lessee only.
SMOKING / VAPING / MARIJUANA
Smoking, vaping, and marijuana are not permitted inside the residence (neither in your room nor the common areas) or outside on the property at any time. The same rule applies to guests.
SUBLET
Please note that the landlord may charge an administration fee for subletting or assigning your lease. This is stated in Part 2 of the rental agreement.
The administration fee is $200 per applicant.
SUPPLIES
The landlord provides the following cleaning/household supplies (for an extra monthly fee as per lease terms): dish soap, rags, toilet paper, various cleansers, garbage bags, hand soap, light bulbs, sponges, mop, bucket, broom, and vacuum.
These items are to be used in the house only and not wasted or given to anyone. If more supplies are needed, the tenant should notify the landlord as soon as possible by email.
STORAGE
Nothing is to be stored in the home without approval from the landlord. This includes car tires, bicycles, skis, snowboards, watercraft, etc. Written approval must be granted first.
Bicycles may be stored only in the designated areas specified by the landlord with written permission and must never be stored or brought into the home.
Summer and winter tires may be stored, if required, for an extra fee (provided there is space).
TEMPERATURE
The indoor thermostat is set (adjusted if required) by the landlord in accordance with Landlord and Tenant Board guidelines.
A/C (if applicable) is very limited in the home. Due to the configuration of the rooms and setup, the thermostat is set between 25–28°C on the main floor. This means the home, including bedrooms, during the summer months can be warm to hot depending on the humidex outside.
Fans are provided to supplement the temperature if required and must be turned off when not at home.
Window air conditioners and portable air conditioners are not permitted.
UTILITIES
The cost of utilities is included in the rent. However, tenants must undertake energy conservation measures whenever possible.
Fans and electric heaters must be turned off when not at home. Electrical appliances other than those provided are not permitted.
Heavy electricity usage should be done between 7:00 PM and 7:00 AM whenever possible. Never leave water running longer than necessary.
Immediately report any water leaks or electrical issues to the landlord.
ROOM / HOME SCENTS
Due to allergies, scented candles, plug-in deodorizers, and scented sprays (such as Febreze, Air Pure, etc.) are NOT PERMITTED anywhere in the room, unit, or home. Unscented Febreze may be used.
ROOM: No changes may be made to the furniture in the room. Moving the furniture around or replacing any furniture provided is not permitted without prior written approval.
WALLS
Staples, pins, tape, screws, nails, painting, or remodeling of the room or home is NOT ALLOWED. Removal putty is also NOT permitted.
Command strips (installed properly) may be used only with the assistance of the landlord. Some may be provided.
WATER
The home located at K2G 0J2 is on well water and not connected to city water services.
