Worst experience with Frankie Tan from Mydec Interior Studio !!

He likes to scold kpkb etc n pulled violently at our gate.

Had informed w reminders sent to Frankie Tan much earlier not to come in the afternoon as it is BSC inspection day n he must clear all his things b4 (table/chairs n few pkts of cement which are not required for the reno as already completed week+ ago)

We had to move them outside for BSC inspection on that day.

As I arrived earlier b4 inspection, found that Frankie Tan had changed his pin number for the gate chain lock ( not 1st time ) n chained it around the side gate so that it was unable to close n lock the gate w key.

He also locked the main door (1st time) n the BSC worker had to wait outside till I arrived.

P.s Frankie Tan also insisted to give him the key to the main door After signing the contract !!

Reason: For the air con but he didnt lock the door at all even after delivered etc!

Frankie Tan came back after BSC inspection.

He insisted to come into the house n refuse to leave or talk or settle while he is outside.

Informed him calmly again that he cant today as had already reminded him of it earlier.

He turned angry n violently pulled the gate.

Informed him n showed him on hp w 999 dialled that will report Police when he pulled the gate violently.

When he pulled the gate violently ( called the Police then) n 1 of the pad lock located on top was broken.

He was prepared to intrude.

Very Luckily, had placed another hardened pad lock at the bottom which prevent the gate from opening.

Frankie Tan was shocked when he saw the hardened lock n that he cant intrude then.

If not for this hardened lock, he will intrude n endanger/hurt those inside.

While waiting for the police to arrive, Frankie Tan threw the pad lock that he broken towards the bag near the main door n removed his pin number chain lock from gate.

And then he keeps insisting to come in n wants to USE the TOILET ????

And also said that his power drill was inside which I checked again that there isnt any at all earlier.

Police arrived and as usual ........

SPF officer let my Violent n Dangerous n Trespass HB-08-5452C ex HDB licensed contractor scot free when he wanted to kill me. SPF officer believed his lies.... :mad: 🤦‍♂️, he also promised SPF officer that he will not trespass my unit at all !! But he still trespass for several times n just recently trespass again..

Advice: Keep Calm n Quiet n Video, dont open the door, he even stands very near the gate/door n block yr view. Call SPF.

Frankie Tan is a licensed HDB Contractor n he (Certified ?? ) did a poor job on the instant water heaters installation.

Cables are not properly done at the powerpoint ( didnt route properly n cover it ) hence impose danger.

* He also did NOT installed the valves that were provided w the heaters !!!

Found out that he had pasted designs of cabinets A4 etc on dinning area n outside the kitchen area which he was not doing for this hse at all.

Also paste full i.e top n base kitchen cabinet design in kitchen which doing only the base.

Spot check n found that he also used our hse as a showroom when he was caught explaining to 2 customers in my hse.

He keeps dragging the reno as he wants to store the cement here (bulk buy or share ?) from another customer as waiting for key.

Note on the payment. Wants adv full payment instead of partial 1st as per contract.

When engaging HDB Licensed Contractor for reno, better check all the installations are to be done by certified professional 1st w licence # indicated etc in contract n actual person doing it in yr hse, dont assume /trust as it may endanger yr family safety.

Get itemised quotes w breakdown w details of material, brand, invoices for warranty etc.

Hope HDB etc will mandate all HDB licensed Contractors are fully responsible for all the safety for the unit n ppl in the unit n they will prosecute if they failed to engage certified professionals in their contract as most owners are layman or senior citizen etc.

I will recommend 3S Quartz Kitchen countertop from 3S Solid Surface Pte Ltd, Mr Cheah hp 9624 6886

Met a violent HDB licensed Contractor, Mydec Interior Studio, Frankie Tan Lye Hock (post #2001) and had to terminate the contract wo kitchen countertop.

Upon explaining our situation, Mr Cheah really went out n explained n helped us immediately on the selection the Quartz design n installation etc within a few days only.

It went very smoothly ))

Really appreciate a lot for Mr Cheah n his professional team for their help.

Would recommend not to sign a package contract.

Itemised 1 or 2 only for reno 1st n see the attitude n workmanship n deadline etc.

If good, continue to sign another small contract.

It is like once owner sign a contract, hv to abide to yr contractor ((

Must safeguard n beware of such unethic HDB licensed contractors.

Try dont get those Contractors that loiter at HDB.

Some will act helpful /blur that they are there to do reno only etc n lied when U ask if he know those ppl loitering.

1) Look for Direct (Licensed) contractors as will be much cheaper n faster n better communications, less hassle.

Try to supply all the items i.e instant water heaters/ lightlings if possible or compare prices 1st n delivery.

2) Very impt: Do NOT give any keys to contractors i.e Gate/Main door.

3) Ensure contractors are licensed e.g Installation of water heaters n request actual pic 1st on the wiring layout n type of cables (better to use insulated w 3-cables, not 3 individual cable only) on their workmanship b4 engage.

If U engaged an HDB licensed Contractor, must indicate in the contract the name, license#/ details etc for installation of electrical- LEW/ aircon, material/cable etc date to install n complete for each item, must itemised ( breakdown into individual item) in case the HDB contractor MIA.

You can only engage BCA-trained air-conditioner installers to replace or install your air-conditioners n must submit the form to HDB n keep a copy of it.

Check the payment terms carefully.

Dont do advance payment.

Only partial pay upon confirmation on the design n stock are available in case no stock n U r stuck...

Must indicate : Not allow to bring any ppl to yr flat as not allow for viewing as a show room, only workers doing the reno are allowed.

Contractor must cover all the doors/floors etc as this ex- contractor didnt do it at all n he sent a photo of a trolley w base kitchen cabinet into my living room !!

Make sure the flat is properly clean up i.e no dirt /cement/ debris/ adhesive on the switches /skirting on floor /grout/ tiles/ drainage/windows.

Check if they put table/chairs Name card / design samples ( ex-contractor pasted designs of full cabinets etc on my wallS which he is only doing the base kitchen cabinet.)

Must rem to get the invoice/doc/ s/n etc for air con warranty n installer to submit form to HDB in the contract.

Check n compare the materials n sizes of pipes/tubings from diff contractors n the layout.

Try to install the pipe slightly higher from the floor so as easy to clean the bathroom.

Remind the contractors must close n latch all the windows as ex-contractor was caught when he left the windows open when he left.

There were many heavy downpour n v strong winds at the end of the year at our area n many windows will auto open due to the strong wind n rain will damage yr floorings etc. Inclusive of bathroom windows and the kitchen door.

Add:

Double check the total sum on the contract is correct due to bargaining n amendments, ex-contractor sum up w additional $100 !

He add in a transport/ service charge of $200 cement (Haulage) which I later found he cope from those that left near the corridor.

Upon signing the contract, less than a minute appear w few bags of cement.

For seniors, do consider installing safety handgrips at bathroom 1st n check if the toilet seat cover is suitable n non slip? n not sloped down in case need to sit on it when bathing.

Consider to install those easy to diy for changing bulbs for yr lightings i.e E27 w LEDs

Consider marble gum for the living room as it is much easier to maintain n nicer.

The grouting by HDB gets dirty easily n not easy to clean/remove.

If the light for the heater power on swtich is small, maybe can change it as sometimes not that visible in brightly luminated area.

For single sink, better to install kitchen faucet on the left/right as easier to change hence need to buy those w longer pipe that will flow near the sink drainage ( or extender) n on/off on top of pipe if U want to prevent water on countertop.

Suggest to liaise w Contractor to make final payment 2+ mths later as will detect any issue once move in n prevent MIA.

As my fan coil is not fixed at the default area i.e on top of the master bedroom bathroom, it was fixed beside the main door instead near the centre of bedroom, this ex-contractor still place the ac remote next to the bathroom switches.., really no common sense at all.. as far from the bed/fan coil.

Check if air con trunking can be installed all the way to the compressor (horizontal i.e l___ ) from the wall to yr air con compressor due to heavy downpour splashing on it n yr wall.

* Ensure the valve is also installed for instant water heater as this violent

Must inform the carpenter on the hinge.

Need to insert a limiter if yr door will hit the wall or other doors when open. Damn noisy..

U will need a plumber.

Check the location of the tap / faucet ( easy to install/ dismantle by layman) n buy the correct length or extender to drainage of yr sink n valve.

ADD :

Pls make sure to take pics for all drainage are cleared wo concrete /cement screeds / debris n sign on agreement b4 hand over to Contractor n to check n confirm clear after completion.

Not allowed to use toilets/bathrooms.

Toilet bowl to remain sealed.
