Architectural Control Committee (ACC) Change Requests
Requests to the ACC for Changes to Your Home or Property
The Architectural Control Committee (ACC), established by our neighborhood’s Covenants, Conditions, and Restrictions (CC&Rs), aims to enhance property values by ensuring conformity, quality, visual appeal, and design consistency. As outlined in the CC&Rs, all exterior modifications to your property—such as building a fence, painting your house, adding an addition or outbuilding, re-shingling your roof, or even landscaping—must be approved in advance by the ACC (Sec. 5.3).
To request approval, please submit a signed "Request for Home Improvement Approval Form" along with any supporting documents to the ACC by mail or, preferably, via email at FountainRidgeACC@gmail.com. Routine changes, such as new roof shingles or a fence, can typically be approved via email within 2 days.
By obtaining ACC approval, you help maintain the neighborhood’s aesthetic appeal and ensure that your improvement complies with community standards, preventing any future requirements for changes or removal at your expense.
Here is the Deed Restriction Summary which covers some of the more common rules in our neighborhood.

Resale Certificate
What is a Resale Certificate?
A Resale Certificate is a document typically requested by the Title Company when a property within the boundaries of a Homeowners Association (HOA) is being sold. The HOA’s annual dues
Any outstanding balances owed to the HOA on the property
Details of any pending lawsuits involving the HOA (for which the new homeowner may be responsible)
Any known violations of the HOA’s restrictions related to the property
Foreclosure information
The HOA’s budget and expenditures
The HOA’s bylaws
The neighborhood’s deed restrictions, which all homeowners are required to follow.
Fee for Resale Certificate is $75.
The cost for a Resale Certificate, which includes a Homeowner’s Statement of Account, is $75. This fee is due at closing and is typically collected by the Title Company and paid by check to:
