Architectural Control Committee (ACC) Change Requests
Requests to the ACC for Changes to Your Home or Property
The Architectural Control Committee (ACC) was created by our neighborhood's Covenants, Conditions and Restrictions (CC&R’s) document to enhance property values by requiring conformity and harmony, quality of construction, visual appeal, uniformity, and design. According to this document, all exterior modifications to your property which includes building a new fence, painting your house, adding an addition or outbuilding, re-shingling your roof, and even landscaping should be approved in advance in writing by the Architectural Control Committee (ACC) [Sec 5.3]. This is done by submitting a signed "Request For Home Improvement Approval Form" (see below) & supporting documents to the ACC by mail, or preferably by email to FountainRidgeACC@gmail.com . Approval for typical changes such as new roof shingles or a new fence can usually be handled by email in about 2 days. Filling out this form and getting ACC approval keeps our neighborhood looking great and assures you that your improvement or modification is allowed, preventing the ACC or the HOA from later requiring that your improvement or modification be changed or removed at your expense.

Resale Certificate
What is a Resale Certificate?
A Resale certificate is a document, usually requested by the Title company, that is prepared by the Homeowners Association (HOA) specific to a property within its boundaries for when that property is being sold. This document along with its attached information is given to the new homeowner before or during the sale (closing) of the house, to inform the new homeowner of the Homeowner’s Associations annual dues, any outstanding debt owed to the Association on that specific house, any pending lawsuits against the Association (for which the new homeowner would be responsible), any known violation of the restrictions for that property, foreclosure information, budget and expenditures of the Assoc., its bylaws, and very importantly our neighborhood's deed restrictions which all homeowners are required to follow.
The Charge is $75.00
The cost for a Resale Certificate, which includes a Homeowner's Statement of Account, is $75.00 which is due upon closing where it is collected by the Title Company and paid by check to:

Delivery Options
Since all the documents are in electronic form, the default and preferred delivery option is by email since it is the fastest and easiest.
Resale Certificate Request
To Request a Resale Certificate, please email the HOA at FountainRidgeResale@gmail.com. Please include the following: property address, requesting person & relationship to owner, the names of the present owners, the names of the new buyers, and the email address of where the documents are to be sent.

Background:
Fountain Ridge Homeowners Association was chartered on September 16, 1996 and is the HOA for both Fountain Ridge Phase 1 & Phase 2, which together encompass 155 homes within 40 acres. We are a Federal income tax-exempt, non-profit 501(c)(4) organization.
Fountain Ridge provides a balance of natural and modern living. It is a quiet walkable community well connected by Hedgcoxe, Independence and Legacy drives. The Davis library, a fountain, a pond, a gazebo, a children's playground, Mathews Elementary School, and Prairie Meadow Park are all walkable from the community.
Stonebriar Mall, many restaurants that cater to variety of tastes, various domestic and ethnic grocery stores, Dr. Pepper Ballpark - Frisco Roughriders, The Shops At Legacy, and DART train station are all located within a 10-15 minute drive. Central Expressway (US 75), Sam Rayburn Tollway (SRT-Hwy 121), and the Dallas North Tollway provide access to both DFW Airport, Love Field Airport and downtown Dallas in about 25 minutes.
