These House Rules, Cancellation, and Refund Policies apply to all guests staying at Fly Africa Village, regardless of the booking method used, including but not limited to:
Direct bookings (WhatsApp, phone call, email, walk-in)
Online Travel Agencies (OTAs) such as Booking.com, Airbnb, Expedia, or similar platforms.
By confirming a booking and/or checking into the property, the guest acknowledges and agrees to be bound by these terms.
Check-in time is communicated to the guest before arrival.
Upon check-in, the guest is deemed to have inspected and accepted the condition of the property.
Any issues related to cleanliness, facilities, or amenities must be reported within 30 minutes of check-in to allow immediate resolution.
Failure to report any issues within this period shall be considered acceptance of the property in its current condition.
All units are thoroughly cleaned and inspected before each check-in.
If any maintenance or cleanliness issue arises during the stay, the guest must notify management immediately.
Fly Africa Village reserves the right to inspect and rectify any reported issue.
Complaints raised after departure or after a refund request will not be considered valid grounds for refunds or compensation.
This Cancellation & No-Show Policy forms an integral part of the Terms and Conditions of Stay at Fly Africa Village. By making a reservation, the guest (“Guest”) confirms acceptance of this policy in accordance with the laws of the United Republic of Tanzania.
All reservations made with Fly Africa Village are strictly non-refundable, unless otherwise expressly stated in writing by management at the time of booking.
Any cancellation, regardless of reason, including but not limited to changes in travel plans, personal emergencies, flight delays, visa issues, illness, or force majeure affecting the Guest, shall not entitle the Guest to a refund.
Cancellation requests must be submitted in writing. The date and time of receipt by Fly Africa Village shall determine the effective cancellation date.
Cancellations made within 2 days of the scheduled check-in date shall result in forfeiture of 100% of the total booking amount.
Failure to arrive on the scheduled check-in date without prior written cancellation (“No-Show”) shall result in:
Automatic cancellation of the reservation
Forfeiture of 100% of the booking amount
The property may be re-let without obligation to the Guest
Early check-out or reduction of stay after check-in for any reason shall not qualify for any refund, credit, or date change.
Requests to modify reservation dates are subject to availability and management approval. Approved date changes may incur additional charges. Fly Africa Village reserves the absolute right to decline any modification request. Payments already made remain non-refundable.
Fly Africa Village reserves the right to cancel a reservation due to unforeseen circumstances, including, but not limited to, force majeure, safety concerns, property damage, or events beyond reasonable control. In such cases, liability shall be limited to a refund of amounts paid, and no further compensation shall be due.
For bookings made through third-party platforms (including but not limited to Booking.com, Airbnb, Expedia), the cancellation policy displayed on the respective platform shall apply and shall prevail in the event of any inconsistency.
This policy shall be governed by and interpreted in accordance with the laws of the United Republic of Tanzania, and any disputes shall fall under the jurisdiction of the courts of Tanzania.
Completion of a reservation, payment, or occupancy of the premises constitutes full and binding acceptance of this Cancellation & No-Show Policy.
At management’s discretion, unused nights may be rescheduled to a future date, subject to availability.
Rescheduling is a gesture of goodwill and does not constitute a refund.
Rescheduled stays must be used within the timeframe communicated by management.
By making a reservation and occupying the premises at Fly Africa Village, the guest (“Guest”) expressly agrees to comply with and be legally bound by the following Damage & Liability Policy.
The Guest accepts full financial and legal responsibility for the villa, its fixtures, furniture, equipment, appliances, linens, and all other property belonging to Fly Africa Village during the period of occupancy. This responsibility extends to all members of the Guest’s party and any visitors allowed onto the premises.
The property is inspected before each check-in and immediately after check-out. Any damage, loss, or excessive soiling identified after check-out and not reported during the stay shall be presumed to have occurred during the Guest’s occupancy.
The Guest shall be held liable for, including but not limited to:
Physical damage to buildings, furniture, appliances, fittings, electrical or plumbing systems
Staining, burning, tearing, or permanent soiling of mattresses, bedding, towels, upholstery, carpets, or curtains
Missing, removed, or tampered-with property
Damage resulting from negligence, misuse, unauthorised activities, parties, or violation of house rules
Smoke-related damage or evidence of smoking inside the villa
Any condition requiring professional deep cleaning beyond normal use
The Guest agrees to reimburse Fly Africa Village for the full cost of repair, replacement, cleaning, labour, administration fees, and any associated loss of revenue arising from damage or misuse. Replacement may be charged at full market value where repair is not possible.
Fly Africa Village may require a security deposit prior to or during the stay. The Guest expressly authorizes Fly Africa Village to deduct any damage-related costs from the security deposit. Where damages exceed the deposit amount, the Guest agrees to immediately settle the outstanding balance and authorizes Fly Africa Village to charge the payment method on file.
Any damage or defect must be reported to management immediately upon occurrence. Failure to report damages shall not relieve the Guest of liability and may result in increased charges.
In cases involving intentional damage, gross negligence, vandalism, or illegal activity, Fly Africa Village reserves the right to:
Terminate the Guest’s stay without notice or refund
Recover all costs incurred
Pursue legal remedies and/or involve local authorities
All assessments of damage, determination of costs, and recovery actions made by Fly Africa Village management shall be final and binding, except where prohibited by applicable law.
Occupancy of the premises constitutes full acceptance of this Damage & Liability Policy.
Any false, misleading, or exaggerated claims made for the purpose of obtaining a refund or compensation will be rejected.
Threats involving negative reviews, complaints to authorities, or public platforms in exchange for refunds constitute review blackmail and may be reported to relevant booking platforms.
Fly Africa Village reserves the right to deny service to guests engaging in abusive, threatening, or dishonest conduct.
Fly Africa Village operates in compliance with applicable Tanzanian laws and regulations.
Management welcomes inspections by authorised bodies, including local authorities and tourism regulators.
Refund disputes are commercial matters and do not fall under enforcement by local government authorities.
Fly Africa Village shall not be held liable for:
Personal emergencies
Travel disruptions
Guest negligence
Additional expenses incurred after early departure
Guests are responsible for their personal belongings during their stay.
These terms shall be governed and interpreted in accordance with the laws of the United Republic of Tanzania.
Fly Africa Village Management reserves the right to:
Amend these policies at any time
Refuse refunds or compensation not supported by these terms
Take appropriate action to protect the business against abuse or false claims
