What does a Home Inspector do?

A limited visual inspection and prepare a written report of the apparent condition of the readily accessible installed systems and components of the Premises (the house and one attached or detached garage) existing at the time of the inspection. Latent and concealed defects and deficiencies are excluded from the inspection. Sheds, outbuildings, and other accessory structures are excluded. Installed components included in the inspection are structural system/foundation, exterior, roof system, plumbing system, electrical system, heating system, cooling system (weather permitting), interior, insulation and ventilation, fireplaces and solid fuel burning appliances (if present).


Two Current Services (As of January 2021)

Client is a Buyer of Property

This is the traditional type of inspection. The inspection is for clients purchasing a home or property. I will be looking for areas of concern in terms of safety and potential costs. You can then use this information to either renegotiate the price or simply be aware of the potential issues in the home, before there is a title transfer.

Client is a Property Owner

This is a very untraditional service that I can render. I've noticed that there are many home owners, that are thinking that they would like to sell, but not sure if their home is sellable, because of certain issues and violations. Many of these clients might be elderly, and curious about their next steps with this large asset. After doing an inspection, I will sit with you and consult with you about some options.

I am offering this option starting at a very low price of $200, depending on the size of your home. Keep in mind that I am not a realtor or an appraiser. I'm just a guy making sure that my neighbors don't get ripped off in any way, and that they feel better about potential next steps.

  • Keep in mind that because I am a school teacher, inspection hours will typically start at 4 pm. I will begin outdoors, in order to observe the home during daylight hours.

  • Typical hours of operation, based on availability.

    • Monday through Friday 4 pm to 7 pm.

    • Most Weekends


Contract

Please print, read over, and sign this contract prior to the inspection being done. If you are unable to print, make sure you read it over, and I will bring a copy for you to sign.

Reports

Reports will be produced as a .PDF and emailed to you within 24 to 48 hours of service. I will record your email at the time of service. You are welcome to email me at EverybodyElevatedLLC@gmail.com to expedite the process with your name, e-mail, phone number and the date of the scheduled inspection.

Payments

Payments due on site after the inspection. I accept checks, Cash App, Zelle, and Credit Card Payments. Please let me know during initial conversation about the payment method that you prefer. Receipt will be emailed to you.
