Located in a quiet and peaceful subdivision in Tagum City, EFAS Guesthouse offers a calm place to rest after a busy day. Whether you are here for a short getaway, a family visit, or a work-related stay, our home is meant to make you feel comfortable, safe & at ease.

A simple & organized kitchen area for light cooking & reheating meals, equipped with a sink, basic tools & storage racks — ideal for preparing easy, home-style food during your stay.

Bathroom & Standard Shower

A clean & well-maintained toilet & bath with shower, sink & basic essentials, regularly cleaned to ensure guests feel comfortable using it anytime.

PROPERTY DESCRIPTION AND USAGE

• EFAS is a private 3-bedroom house for short-term stays only, with an 8-bed capacity & can accommodate up to 15 guests maximum.

• Guests rent the whole house during their booked stay.

• Only booked and registered guests are allowed to stay & use the house.

• Complete beddings & towels are provided for up to 8 guests only.

Each complete set includes:
• 1 pillow with pillowcase
• 1 bedsheet
• 1 blanket
• 1 bath towel

• Guests beyond 8 pax are not automatically provided with complete beddings & towels.

• Extra mattress setup may be provided for additional guests with a corresponding additional fee.

• Room use & sleeping setup may change depending on the number of guests.

• Guests must inform EFAS ahead of time if there are extra guests or any changes in the number of guests.

• Some rooms may stay closed if not needed, especially for couples or small groups who only need the master bedroom. This helps us keep unused rooms clean & ready for the next guests.

🛌 GUEST & BED CAPACITY

EFAS Guesthouse has an 8-bed standard capacity and can accommodate up to 15 guests maximum.

Standard bed setup:

Master Bedroom: 2 guests
Bunk Bedroom 1: 3 guests
Bunk Bedroom 2: 3 guests

For groups beyond 8 guests, extra foam mattresses may be provided with an additional fee.

Extra foam mattresses are placed on the floor, not on bed frames.
Extra floor mattresses may be arranged in the:

— Living Room

🛏️ BEDDINGS & LINENS PROVISION

Complete sets of beddings, linens & towels are provided for up to 8 guests only.
For guest counts beyond 8 guests, additional mattresses, beddings & towels may be provided upon request, depending on the preferred sleeping setup & subject to an additional charge.
Guests may also share the existing beddings & maximize the available space, depending on their group’s comfort & preferred sleeping arrangement.
EFAS can only accommodate up to 15 guests maximum to maintain comfort, cleanliness, safety & proper use the house facilities.

IMPORTANT NOTICE!

By accessing, reading & proceeding with an inquiry or booking at EFAS Guesthouse, guests acknowledge that they have been provided access to our complete House Rules, Conditions & Guest Policies through this official website.

Proceeding with a reservation or booking signifies that the guest has read, understood, accepted & agreed to comply with all policies stated herein.

HOUSE RULES

Please treat the house with care and keep it clean at all times.
No smoking inside; you may smoke in the garage (ashtray provided).
Please remove outdoor footwear before entering the house.
Quiet hours: 10 PM - 7 AM. Please respect our neighbors.
Cooking: Please don't use the living-room aircon while cooking. Use the exhaust fan and open the kitchen door. Always close the LPG valve after use.
Please dispose of food and trash properly; avoid putting food in the sink.
Please do not store strong-smelling food in the refrigerator.
Please use appliances responsibly; turn them off when not in use.
No pets allowed.
Don't flush tissue or any objects in the toilet; clogging is charged at actual cost.

VIOLATIONS & DAMAGES (Fines)!

Any violation of the rules may result in deductions from, or forfeiture of, the security deposit.
Serious violations may also lead to immediate termination of stay without refund.
Guests will be charged accordingly for any damage, loss, excessive dirt, stains, or needed repairs to furniture, appliances, walls, or any part of the house.
Writing, drawing, or marking on walls, furniture, or appliances is strictly prohibited — this will result in damage fees & deposit forfeiture.
Improper use or misuse of appliances (like aircon, TV, or kitchen tools) causing damage will also be charged accordingly.
CCTV recordings may be used solely for verification of house rule violations, security concerns & incident review. Tampering with, covering, unplugging, or turning off the CCTV cameras without prior approval is considered a serious violation.

❗ Depending on the severity and duration of the violation, this may result in:

deductions from the security deposit
additional charges
forfeiture of the security deposit or immediate termination of stay without refund
All actions taken will be properly documented and explained.

🛡 In cases involving safety risks, illegal activities, or serious security concerns, management reserves the right to take further action as allowed by law and to coordinate with proper authorities if necessary.

FINES:

₱500 - 🔑 Lost or damaged keys:

₱2,000 - 📺 Lost or damaged remote controls (AC, TV, etc.) minimum charge of ,subject to the actual replacement cost of the item.

₱500 - ₱1,000 - 🛏️🧺 Lost, damaged, or heavily stained beddings & towels , depending on the extent of damage; subject to actual cleaning or replacement cost.

₱3,000 minimum charge - 🚭 Smoking inside the house – for deep cleaning and deodorizing; subject to additional costs if needed.

⏰ CHECK-IN, CHECK-OUT & STAY DURATION POLICY

Standard Check-in Hours: 2:00 PM – 9:00 PM
Standard Check-out Time: 12:00 noon
Duration of stay follows the agreed booking hours stated in the booking confirmation, not the guest’s arrival time.
Late arrival does not extend the stay.
Per-night bookings follow the standard stay duration of approximately 22 hours.
Short stays must strictly follow the exact hours agreed upon during booking.
Any stay beyond the agreed hours is considered an extension & is subject to additional charges.
Extensions may be declined if they affect cleaning schedules or confirmed succeeding bookings.
Early check-in / Late check-out: ₱500 per hour; subject to availability (must be requested in advance.)
Late Check-In Policy: Arrivals between 9:00 PM — 10:00 PM are allowed with prior notice, approval & are subject to a ₱200 late check-in fee.
Arrivals after 10:00 PM are strictly by prior notice & approval, with additional late check-in fee of ₱200 per hour, regardless of minutes past the hour.
Arrivals after 10:00 PM without prior notice & approval will be considered a no-show & the reservation fee will be forfeited.
Please message us ahead of time for any unexpected delays & changes.
Please inform us of your expected arrival time, preferably 30-60 minutes before arrival & keep your line open for smooth coordination.
Extensions: Must be requested in advance; subject to availability & applicable charges.

💭 As EFAS Guesthouse is located inside a residential subdivision without a 24/7 front desk, late check-ins require prior coordination to ensure a safe, orderly & smooth arrival.

💭 Guests arriving late may also be subject to subdivision gate/security guard coordination, so advance notice is strongly encouraged to avoid delays at entry.

RESERVATION & GUEST REGISTRATION POLICY

• A reservation fee is required to confirm the booking.

👨‍👩‍👧‍👦 2 — 4 guests: ₱1,000 per night

👨‍👩‍👧‍👦 5 guests and above: 50% of the total rental fee.

• The reservation fee is NON-REFUNDABLE in case of CANCELLATION or NO-SHOW.

• The reservation fee will be DEDUCTED from the total rental fee and is not an additional charge.

• If the guest has paid more than the reservation fee or has paid the full rental fee, ONLY the reservation fee will be forfeited in case of cancellation. Any excess amount paid will be refunded.

• The remaining balance may be paid upon booking, prior to check-in, or upon check-in, as agreed with management.

• In case of no-show on the check-in date, the reservation fee will be forfeited.

The official guest list must be provided at the time of booking, including the names of all overnight guests.
ONLY declared & registered guests are allowed to stay inside the property.
Failure to declare all guests, or substitution of registered guests, may result in cancellation of the booking and forfeiture of payments.
Proxy or substitute check-ins are not allowed.
Reservation fees cannot be transferred to another guest or booking.

ADDITIONAL GUESTS & VISITORS POLICY

If you wish to add late joiners, companions, or additional guests after check-in, please inform management in advance.
Approval of additional guests is subject to availability & house capacity; corresponding fees must be settled.
Any additional person joining after check-in — whether for visit only, late joining, or overnight stay — must be declared in advance & approved by management. A fee of ₱200 per person applies, regardless of the number of hours stayed.
For short drop-off, pick-up, delivery of food, documents, personal items, or getting personal belongings only, management may allow up to 30 minutes maximum, subject to prior approval. Beyond 30 minutes, the regular ₱200 per person fee will apply.
Management reserves the right to approve, limit, or refuse any visitor or additional person for security, privacy, safety & house capacity reasons.
Any undeclared or unapproved additional person may result in additional charges & deductions from the security deposit.

Friendly Reminder: These policies are in place to help maintain a safe, fair & comfortable stay for all guests while protecting the privacy, security & proper guest recording of our guesthouse.

SECURITY DEPOSIT POLICY

The security deposit is charged per night and is based on the total headcount of registered guest staying in the property, regardless of paying or free status.

a.) 1–2 nights:

2–5 guests — ₱1,000/night
6–15 guests — ₱2,000/night
16–20 guests — ₱3,000/night

b.) 3–5 nights:

2–15 guests — ₱1,000/night
16–20 guests — ₱2,000/night

c.) 6 nights & above:

2–10 guests — ₱1,000/night
11–20 guests — ₱2,000/night

📌 Must be collected upon check-in.

Refundable upon check-out, subject to final house inspection.
Deductions may apply for damages, missing items, excessive cleaning, improper use of the property, or house rule violations
May be partially or fully forfeited in cases involving illegal, unlawful, or serious violations, including prohibited use of the house; any additional charges will be billed at actual cost.

CANCELLATION POLICY

Reservation fee is non-refundable in case of cancellation.
If full payment was made upon booking & the reservation is later cancelled, all amounts paid will be refunded except for the reservation fee.
No refund will be given for no-shows or early check-outs.
Rebooking requests may be considered on a case-to-case basis, subject to availability & management approval.

📑 These policies are strictly implemented to maintain fairness, transparency, and the safety of all guests. Thank you for your kind understanding.

SPEAKER & SOUND EQUIPMENT

Bringing of speakers or sound systems is not allowed without prior notice and approval from management.
Approved speakers are subject to the following corkage fees:

– Small / portable speaker: ₱300 per night

– Large speaker / sound system: ₱500–₱1,000 per night, depending on size and power consumption

Use of speakers must comply with house rules on noise control and respect for neighbors.
In case of noise complaints or excessive noise, management reserves the right to require immediate discontinuation of speaker use.
Failure to comply, repeated violations, or any serious disturbance to neighboring residents may result in additional charges, forfeiture of the security deposit, and immediate checkout without refund.

PERSONAL BELONGINGS & LEFT ITEMS

Guests are responsible for all personal belongings during their stay.
Guests are encouraged to check all rooms and areas carefully before check-out to ensure nothing is left behind.
Any personal items found after check-out will be kept in good faith for up to seven (7) days while we make reasonable efforts to contact the guest.
Guests should notify EFAS Guesthouse as soon as possible if they believe an item was left behind.
Unclaimed Items will be kept for seven (7) calendar days ONLY and may be disposed of after this period & EFAS Guesthouse will no longer be liable for such items.

OTHER NOTICE

In case of brownout/blackout, a portable emergency light is provided. No generator available.

SAFETY REMINDERS

To help keep everyone safe and maintain peace within the subdivision, please review and observe the following reminders:

• Drive slowly inside the subdivision (maximum of 20 kph). Residents, children & cyclists often use the road.

• Please park inside our private garage whenever possible to avoid scratches, theft, or accidental bumps.

• If bringing two (2) vehicles, the second vehicle may park only near the end of the road (before the turning point).

• Please DO NOT park in front of the two houses directly opposite EFAS Guesthouse. Their driveways must be kept clear at all times, as both homeowners use large vehicles.

• Avoid parking at the turning point area. Vehicles parked in this zone may be accidentally bumped by cars making sharp turns.

• Regarding motorcycles, we discourage very loud or modified mufflers (“bora-bora”) to help maintain peace within the subdivision.

• Kindly inform us in advance how many vehicles you will bring so we can assist in arranging safe and proper parking.

Garage Capacity:

– One (1) vehicle if SUV, pickup, van, crossover, or sedan

– Up to two (2) compact hatchbacks
