If floors are old and damaged, it may cost less to have them replaced. Average cost to replace is any where from $1.75 per Square foot to $9.00 or more, depending on how much prep work needs to be done. As well as what type of wood, material, labor all will determine the total cost
Expect to be charged by a number of factors. Labor, Materials, square footage, condition of wood, number of coats, number of stairs, special features, any extra services or repairs will determine the total cost at the end of the service.
Larger projects will save you money overall, the more square footage less obstacles. for example smaller projects tend to be pricey , small hallways, pantries, and stairs. Handheld practices have to be utilized, as our heavy machinery cannot maneuver in these small areas.

251-500 Square Footage =$1250 and up
501-750 Square Footage =$1875 and up
751-1000 Square Footage =$2500 and up

1501-2000 Square Footage =$4500 and up

This is based on $2.50 square foot miniume average.
Expect to pay between $80-$150 or more depending on the amount of prep work. Again the majority of this labor is hand held therefore the cost is more expensive.
Typically, a gallon of stain will cover 150-300 square footage. High end stain solutions cost around $100 or more on average depending on brand as well. While lower quality stains cost around $30 on average. Pricing will very on the brand, coats, square footage.
Expect to pay $40-$50 for a gallon of water base polyurethane. This coating dries quickly and doesn't have a strong odor. However this solutions are more expensive and less tough on wear and tear. Dry time usually 24-48 hours depending on how many coats.
Expect to pay between $30-$40 a gallon on average. Oil base finishes are extremely strong and take longer to dry. You will need to allow enough time for 2-3 coats to completely dry. Actual dry time is around 30 days so please be cautious. You can gently move furniture back after 4-5 days.
