The Airport City is at the core of the Aerotropolis, a new urban form evolving around many major airports.[1] The concepts of airport cities and Aerotropolises are promoted in the works of John D. Kasarda, a professor and CEO of a consulting company associated with these concepts.

The airport city concept consists of several elements that reinforce each other. Services and facilities are designed to guide travelers through the airport transit process. The Design of an airport city includes consideration of passengers, cargo, businesses, workers, and residents.

Airport cities may be found at major airports worldwide, particularly in Europe, and some older airports are being redeveloped or expanded on large tracts of unused airport land. Some new airports in Asia are also being planned as airport cities. North America, South America, and Africa all have airport cities and Aerotropolis developments.

A qualitative list of airport city characteristics has been developed by researchers at the Center for Air Commerce at the Frank Hawkins Kenan Institute of Private Enterprise at the University of North Carolina at Chapel Hill.[10]

The Airport Department by City Ordinance, Section 4-1-2, acquires and holds aviation facilities, develops and operates them, leases these facilities; represents the city in all aviation matters affecting the interest of the city and manages all city properties and equipment devoted to aviation activities.

If you purchase the Airport-City-Day-Ticket ticket at the airport, it is already validated from the moment of purchase. This also applies if you purchase the ticket at S-Bahn stops via DB ticket machines (however, these machines can also issue non-validated tickets on request). Plots of land on the southern side of the airport are under development and stand out for their proximity to the runway. The plots are excellent for providing aviation-related services, but also for other business premises, as they are located next to the small Tallinn ring road.

The part of the business city in the westernmost corner of the airport, which in many ways is now the heart of Airport City. In the coming years, more than 50 thousand square metres of multifunctional commercial space will be built in the area between Tartu Road and the airport. Pieter van der Horst (MSc MRE MRICS) is Managing Director of the Airport City Academy and a leading expert on airport real estate development. Pieter has served as project director at Schiphol Real Estate and Schiphol Area Development Company, where he manages a portfolio of commercial, industrial, and mixed-use properties. Pieter has also served as Chief Commercial Officer and commercial advisor to airports in Africa, India, and the Middle East.

Realizing the vision of integrating Newark Liberty International Airport into the surrounding city is still years away. But advisors from New Jersey Institute of Technology remain focused on the prize: an aerotropolis that welcomes visitors to stay, dine, shop and experience the culture of the largest city in New Jersey, while creating economic opportunity nearby.

Currently, however, the city is separated from the airport by a fence, which keeps local residents from entering the station directly from their neighborhood. That will change, however, under a $12 million project greenlit by the Port Authority of New York and New Jersey.

Airports are economic engines. Currently, Newark Liberty generates 24,000 direct jobs and 110,000 indirect jobs that collectively represent $3.3 billion in wages and salaries. At the same time, the airport helps fuel $200 billion in economic activity among companies in New Jersey and $11.3 billion in regional economic activity. Creating public access from Dayton could turbocharge that.

Extensive construction work will be taking place on S-Bahn and regional trains in the upcoming months.
