Any violations of these rules will result in cancellation of the reservation, even after check-in.
RIGHT TO EVICT
Owner reserves the right to terminate the Guestsˈ stay without any refund obligations in case of a breach of the House Rules or in case of receiving serious complains about the Guest.
Owner also reserves the right to refuse to provide an accommodation if on arrival the Guest is under the influence of alcohol or drugs or is behaving in a threatening, abusive or otherwise unacceptable manner.
CHECK OUT RULES
Checkout time is 10:00. Please ensure everyone is out on time.
Check fridge for any opened items that should be thrown out.
Check outside balcony glass windows are secured.
Return all apartment items to their original location. Books, magazines, dishes, pots pans.
Place all used glassware, cutlery and crockery in the dishwasher and start the cycle.
Place used towels on the bathroom floor.
Please do not strip bed linens; leave this for housekeeping.
Double check drawers for any personal items.
Check all socket outlets for personal phone chargers.
Double check stovetop, oven, extractor fan are turned off.
Close all windows.
By violation of the check-out rules, a cleaning fee in the amount of 20 EUR will apply and will be deducted from the security deposit.
SECURITY DEPOSIT
Owner reserves the right to pre-authorise a security deposit of EUR 100 upon check-in. Please note that the amount of money collected can be increased based on the number of guests arriving.
The payment will be used to cover incidental items including, but not limited to, breakages, damage to property, additional cleaning costs due to the apartment being left in an unacceptable state and breaches to regulations such as smoking in the rooms or causing disturbance of other guests enjoyment of the property.
Security Deposits may also be used by owner in the event of unauthorised extra guests using the apartment and facilities, such as parking spaces.
Security deposit held on a credit card (via a pre-authorisation) or charged to a debit card will be refunded as per the issuing bank’s policy. Typically this may take between 3-10 working days.
CANCELLATIONS & AMENDMENT OF BOOKINGS
If the reservation contains flexible cancellation policy and it is cancelled up to 24 hours before the day of arrival, no fee will be charged.
If such reservation is cancelled less than 24 hours before the day of arrival or in case of no-show, 100% of the first night will be charged.
Nonrefundable reservations are paid in advance and in case of cancellation or no-show, no refund is provided unless the booking was made on our website. Our website bookers have the benefit of changing the travel dates free of charge even if the nonrefundable policy was chosen.
Long-term bookings (1 month+)
If the reservation is made for a longer period, 1 month and more, owner reserves the right to ask for a 20% deposit from the accommodation price to be paid in advance. If the reservation is cancelled up to 14 days before the check-in date, the deposit will be refunded. If cancelled later or in case of no-show, the deposit will not be refunded.
Whilst all reasonable efforts have been taken by owner to ensure that bookings are able to proceed, we reserve the right to relocate any booking to accommodation of similar size and standard in special cases, such as overbooking. In exceptional circumstances owner may find it necessary to cancel your booking. If this occurs the apartment owner will refund any amount of money the Guest has paid which shall constitute a full and final settlement of any liability.
Facilities and Services Included in the Price of the Apartment
The apartment is fully furnished and include a kitchen equipped with all necessary appliances and kitchen utensils.
Only very basic toiletries are supplied to the room and guests are reminded to bring their own.
No items may be removed from the apartment.
All prices quoted are inclusive of bed linen, towels, utilities, cable TV and Internet.
Loss of Guest’s Property or Personal Injury
The owner of this apartment cannot be held responsible for loss or damage to any belongings, or for injury sustained by the Guest or members of his/her party during their stay at the apartment except to the extent that such injury or loss or damage to any belongings is caused by direct negligence or default of the apartment owner.
The owner of this apartment does not provide insurance for personal effects.
Right of Entry
The owner of the apartment reserves the right to enter the apartment at any reasonable time for reasonable cause. This includes the undertaking of unforeseen (internal and external) remedial repairs together with any annual external re-decorations for which access to the inside of the apartment may be required.
