Cypress Creek Phase Two is a beautiful community in Grant, FL. Not far from US-1 and the Indian River Lagoon, "CC-II" is a community of more than 120 parcels, four ponds, and great neighbors!

The goal of the Cypress Creek Phase Two Homeowner's Association website is to provide information about our community. Find pertinent information -- including the Plat map, Bi-Laws, ARC application, and more -- on the HOA Documents page. 

Cypress Creek Phase Two is a deed-restricted community. Therefore, we encourage current and future Property Owners to familiarize themselves with our Declarations of Covenants. See the New Owner Quick Start Guide page for a general overview. If you have any questions, please feel free to contact the Board of Directors or our Property Management Company.

ITEMS TO REMEMBER...
Mailboxes:  Mailboxes need to be in good working order and mechanically and aesthetically sound. This means: Clean and non-faded; Street number on both sides; Good mechanical condition. All mailboxes are to be painted black.

Yards, Gardens, Shrubs, Mulch areas:  Please take care of any weeds and errant grasses at first notice. It's MUCH easier to deal with weeds and unwanted grasses before they become a big problem.

Boats, Trailers, RVs, and the like need to be stored in your garage, or in the back yard with no visibility from the street. The new Florida Statute (720.3045) states that boats, RVs, and the like can be stored on your property as long as items "are not visible from the parcel's frontage or an adjacent parcel".

Home and Lot maintenance: Please keep mailboxes, driveways, roofs, etc in good maintenance and looking clean.  Also please work to keep weeds to a minimum and keep shrubs and gardens maintained and in nice condition.  

Upkeep: Upkeep includes keeping toys, coolers, bins, gas cans, pool equipment, etc off the driveway, sidewalk, or yard.  These and other items need to be placed in garage, back porch, inside, or otherwise not in view from the street.

We strive to have a cohesive, happy and beautiful community. As a deed-restricted community, there are covenants, rules, and guiding documents.  We will work to ensure those are clear, and available to all. The current guiding documents are available on this website, and through the 'Caliber' portal offered by our property management company.

TIP: For an accommodation opportunity and to avoid unnecessary violation notices, please send requests to the Management Company if you need to park unauthorized vehicles such as -- but not limited to -- RVs, boats, campers, etc. on your property for a limited time. Kindly observe the 20 MPH speed limit in Phase Two. The roadway is shared with children and other pedestrians, bicyclists, dogs being walked, golf carts and Sandhill Cranes. Thank you!
