Q1. Who maintains Crossings at West Valley facilities and common areas?
A1. The Crossings at West Valley Board of Directors and Continental Management is responsible for maintaining the clubhouse, pool and common areas.
Q2. What is the monthly maintenance fee?
A2. Currently $365, due on the first of every month. If not paid in full by the 10th of every month a $25 late fee will be assessed.
Q3. How should a Crossings at West Valley Homeowner report a problem or maintenance issue?
A3. Contact Continental Management at 216-664-1919. Chris Mack and Lexi Dooley are our Property Managers.
Q4. What do I need to do when I sell my house?
A4. Advise your agent that your home is part of an Association and give your agent Continental Management's phone number (216-664-1919). You may put a professional "For Sale" sign in the window, but no signs of any kind can be posted on the exterior on in the common area, other than Open House signs on the day of the Open House.
Q5. Do I need to pay my Homeowner’s Dues if I am selling my house?
A5. Yes, you must pay your dues by the due date. The title company will pro-rate the dues between the buyer and the seller at the time of transfer and credit the seller with the unearned portion.
Q6. Who can rent the clubhouse?
A6. Only a Crossings at West Valley Homeowner can rent the Clubhouse. The Homeowner who rents the clubhouse MUST be present at the event.
Q7. What does the Association maintain and what are the Homeowners responsibilities?
A7. Crossings at West Valley maintains the exterior of all buildings (including the roof), all common areas, lawn and landscaping, snow removal and trash pickup. The Homeowner is responsible for the maintenance, replacement and insurance coverage for their unit's windows, doors and everything inside from the studs in.
Q8. How many guests may I take to the pool.
A8. Homeowners are allowed 5 guests at the pool at one time. The Homeowner must be present with their guests.
Q9. What should I do to report a violation and who should I report it to?
A9. If any resident wishes to report a violation or a maintenance issue, please report it to Oliviv Berkheimer (OBerkheimer@continentlmgmt.com) and/or Chris Mack (CMack@continentalmgmt.com) at Continental Management. It needs to be in writing (email acceptable) and if possible include photo(s).
