Craig Fernsler has devoted over 35 years to commercial real estate, investment planning, and long-term wealth preservation. As a Realtor and Certified Commercial Investment Member (CCIM), he has helped clients evaluate commercial and investment properties with a focus on profitability, tax efficiency, asset growth, and financial security.

Craig's reputation has been shaped by years of direct involvement in real estate as both an investor and advisor. Because he has personally negotiated transactions, managed properties, assessed risks, and structured deals, he understands the challenges and responsibilities of real estate ownership and investment.

Craig's experience includes a broad range of property types, from single-family investment homes to apartment buildings, retail strip centers, development land, and vacation properties. Throughout his career, he has remained focused on helping clients improve cash flow while building wealth over time.

A Specialist in Complex Real Estate Strategies

An important part of his career has been his work with advanced real estate and tax-related strategies. While many investors understand property acquisition, fewer understand how to structure transactions that can preserve wealth and reduce unnecessary tax exposure. This is an area where he has consistently assisted clients.

Over the years, Craig has guided investors through 1031 Exchanges, Cost Segregation Strategies, Installment Sales, Delaware Statutory Trusts (DSTs), Deferred Sales Trusts, and NNN net-leased retail property transactions.

These strategies are often unfamiliar to the average investor. Many clients seek his advice because they need complex information explained in practical, understandable terms.

Building Wealth Through Personal Investment Experience

Craig's investment background began with the purchase of his first investment property in 1989.

Since that time, he has personally bought and sold approximately $19.3 million in commercial and investment real estate. He has also owned and operated multiple limited liability companies associated with his investment activities.

This firsthand experience provides an understanding that extends beyond theory. He has personally faced ownership responsibilities, financing challenges, changing market conditions, operational demands, and financial obligations.

Since 2000, Craig Fernsler has purchased and developed several hundred acres of land across multiple counties and two states for brokerage purposes and personal investments. His long history as an investor has helped clients view him as more than a broker. They see someone who understands how real estate can contribute to long-term and generational wealth creation.

Leadership Within the Commercial Real Estate Industry

Craig's professional achievements have brought recognition within the commercial real estate industry, particularly through his involvement with the CCIM organization.

The Certified Commercial Investment Member designation is one of the most respected credentials in commercial real estate. It is awarded to only a small percentage of professionals across the country and reflects expertise in investment, market, and transaction analysis.

Craig's service to CCIM has extended beyond earning the designation itself. In 2015, he served as Vice President of the Mid-Atlantic Region for CCIM International and was a member of its International Board of Directors. Earlier in his leadership career, he served as President of the PA/NJ/DE CCIM Chapter in 2012.

Today, Craig continues to contribute through the CCIM National Government Affairs Committee and the Pennsylvania Association of Realtors Board of Directors while also serving as a Real Estate Instructor. In addition, he holds Series 22 and 63 securities licenses, strengthening his understanding of investment-related financial structures and strategies.

Grounded by Community, Family, and Service

Alongside his professional career, he has remained committed to community involvement and service. He actively supports organizations such as One House At A Time (Beds for Kids), the Boy Scouts of America, the Boys & Girls Club of Philadelphia, and the Animal Coalition of Delaware County.

Craig is also a long-time member of the Masonic Lodge and serves as a trustee within his church. Friends and colleagues often recognize his commitment to relationships, loyalty, and service.

Outside of work, Craig enjoys spending time with his wife of many years, their two adult sons, and the family’s Golden Doodle. He is an avid golfer and also holds a scuba diving certification.
