In Course 1:
You will master all the Paragraphs in the Pennsylvania Agreement of Sale that relate to the Condition of the Property and the Money in the Transaction and FINALLY understand how to use that recently updated Appraisal Contingency Addendum once and for all! 

In Course 2:
You will gain a critical understanding of the structure of a deal, including all the documents exchanged throughout the transaction, all the dates & deadlines that appear in the Agreement, a fill-in-the-blank key, and a review of the rest of the Paragraphs that guide the transaction.

Summary:

Your fiduciary responsibility to the Consumer (1) starts with understanding the documents & disclosures that are required to be exchanged during the transaction, (2) how to fill in the blanks correctly, (3) your complete understanding of the Timeline of all the Dates & Deadlines in the Agreement, and (4) knowledge of how the Agreement of Sale paragraphs work together to allow the Buyer their right to their Due Diligence (and protect their deposit) and the Seller their right to keep the deal together (and know with certainty if the Buyer has defaulted). Your responsibility also requires accuracy, specificity, and how to identify red flags before they become an issue. 


Course 1 focuses on ALL the Paragraphs in the Agreement of Sale (plus the Appraisal Contingency Addendum) relating to the Condition of the Property and the Money in the transaction.


Course 2 focuses on the Exchange of Documents and the Dates & Deadlines in the Agreement of Sale.

Course 1: 

Beyond the Blanks: Advanced Look at the Rights & Responsibilities Regarding Money and the Condition of The Property (in the) Agreement of Sale

How well do you know what the 11 paragraphs in the Agreement of Sale say about the Money and Condition of the Property? Chances are you know them well enough for the majority of your transactions. But what about those transactions you could have saved or negotiated differently if you knew these “beyond the basics” terms of the Agreement? 


Your fiduciary responsibility to the Consumer goes beyond filling in the blanks of the Agreement of Sale and Addenda. It requires complete knowledge of how the Agreement of Sale paragraphs work together to allow the Buyer their right to their Due Diligence and to apply for their Mortgage and the Seller their right to keep the deal together. Your responsibility also requires accuracy, specificity, and how to identify red flags before they become an issue.


In this course, we will review ALL the paragraphs that relate to the Condition of the property and ALL the paragraphs that relate to Money in the transaction, not just Paragraphs 2, 8, 12 & 13, and how they work together! 


Content segments will also include vetting the Buyer’s Financial Information Form and appropriate & strategic uses of the Appraisal Contingency Addendum. Quizzes before and after each segment will test what you already know and what you’re learning!

Course 2: 

The Complete Package: Understanding the Logistics & Legal Requirements of Making Your Offer

Are you still winging it while filling out paperwork or, worse yet- guessing at the right terms or paperwork to submit with your offer and throughout the transaction? In this class, you will learn once and for all the documents & disclosures that are required to be exchanged during the transaction and how to fill in the blanks correctly. You will also gain a complete understanding of all the tasks’ Dates & Deadlines in the Agreement of Sale- even the ones you may only use once in a while or not realize are negotiable! 


Your fiduciary responsibility to the Consumer starts with understanding the documents & disclosures that are required to be exchanged during the transaction and how to fill in the blanks correctly. Your complete understanding of the Timeline of all the Dates & Deadlines in the Agreement is critical to protecting the Buyer’s Deposit and making it clear if a Buyer has defaulted on the Agreement. Your responsibility also requires accuracy, specificity, and how to identify red flags before they become an issue.
