Checklist for Real Estate Agents to prepare a listing for the photo DAY.

 Save this list! Here's good advice.

#1 TIP: MENTALLY PREPARE THE SELLER YOU SET HIGH STANDARDS FOR PHOTOS. WHY?  BECAUSE THAT MEANS MORE SHOWINGS & HIGHER OFFERS! 9 out of 10 sellers will not doubt your wisdom, and the other 10% will regret it! 😃 ... it makes a huge difference.

Here's the reality. Professional photos & Floor Plans are the first point of reference for most homebuyers. And since 50% of homebuyers locate a property online, before contacting an agent. You don't want your listing to be on the chopping block. Buyers lives are busy, and they do mark properties off the list, to save themselves time. Sad, but true. We never know who is looking at the property.  We understand this. Buying a home is the largest investment of all our lives!  Our photos are large format, clear floor to ceiling & bright to see it all. You can always help the owners before photo day, and be certain your listing will shine. Be there before any photographer & the #2 tip is: Clean off those counters completely!!!

We recommend a whole house cleaning prior. Our photography is pro-level, and we can see out the windows. Clean windows are hard not too miss. Sounds like a lot. There's more. Clean counters, nothing around sinks. People want to see the bath tubs too. No pet dishes or cushions. And most important in Buffalo, shoveled paths, driveways, side paths, back decks & porches that are a selling feature in the winter.

REPLACE ALL LIGHT BULBS THAT ARE OUT. PREFERABLY WITH "DAYLIGHT LED". 

Keep in mind, the goal of the uncluttered rooms, kitchen counters, etc. is to enhance the size of the space. Giving potential owners a fresh perspective. It's okay to set high expectations with the seller & delay a listing since 1st impressions matter. Preparation getting the listing can take months, please take a few extra days to prepre the listing for the photographer. We'd be happy to shoot your next listing.
