Oldland Common LLP is excited to be bringing forward proposals for a local Sainsbury's store on the final plot on the site that was previously home to Chief Trading Post.

The site is located to the east of the A4175, Barry Road, Oldland Common. This plot is at the front of the site, facing Barry Road.

Background
In 2022, following public consultation in 2020/21, planning permission was granted from South Gloucestershire Council for the following:
A replacement café/retail building for Chief Trading Post,
A community use building that was earmarked for a replacement doctor’s surgery for a local practice
Assisted living housing
Affordable family housing
New public open space with enhanced landscaping to support wildlife and increased biodiversity
Improvements to road safety

Update on the original application
Since the original application was approved, there has been considerable progress:
The assisted housing scheme has been built out by Elim Housing
Alliance Housing Association/Vistry are on site building out the 100% affordable housing provision
The Chief Trading Post operator has taken ownership of part of the site so that they can deliver a replacement café and farm shop
All the site infrastructure including an estate road and the utilities have been delivered
Traffic calming measures already incorporated include:
Four new speed tables on Barry Road, including a zebra crossing on the speed table nearest the site entrance
The relocation of the bus stop
Widened footpaths where the site access joins Barry Road and where Oakleigh Gardens joins Barry Road
Where we are now
The one remaining plot is the site fronting onto Barry Road. When the planning permission was obtained, a requirement was identified for a replacement doctors surgery, working with Hanham Health.
It was agreed that this use would be reserved for a period of two years. However, despite extensive discussions with Hanham Health over the last two and a half years it became clear that the practice is unable to obtain the funding necessary for this capital investment project from the NHS; and it is unclear if and when this will change.
Alternative uses were therefore explored, including a dental surgery and a nursery, but no operator came forward. Small business and industrial units were also ruled out as concerns were raised during the previous consultation about such uses in relation to traffic and impact on neighbours.
Meanwhile, various retail operators had indicated interest in locating a food-based convenience store on the site. These operators identified that the Bitton and Oldland Common communities are relatively poorly served with a lack of choice and quality in the local area for day-to-day food shopping.
Following discussions with Sainsbury's, Oldland Common LLP has recently consulted on proposals for a new 'Sainsbury's Local' convenience store on the remaining plot.
