Case History:
7/19/22: The owner requested a final inspection to receive their Certificate of Occupancy. HDLC staff posted a Stop Work for the work done without an issued CofA or building permit.
11/04/20: HDLC staff reviewed the final drawings and returned for revision.
11/04/20: Commission granted the conceptual approval.
10/20/20: The application received conceptual approval from the Architectural Review Committee with recommendations.
11/07/19: An application was submitted for the renovation and addition at the building.
Staff Recommendations:
The applicant originally applied for a renovation permit that included the addition of a one-story garage at the rear. The renovation and addition received conceptual approval from the ARC and Commission and the final drawings were reviewed by staff. Staff returned the drawings for revision on November 4, 2020. On July 19, 2022, the staff was made aware that the renovation and addition had been completed without the issuance of the CofA or building permit. The as-built condition was brought before the ARC on August 16, 2022 and made the following recommendations:
An architectural element should be added to align the garage and pedestrian door header heights.
The parapet needs a more articulated termination point.
Removing the elastomeric paint and applying an approved permeable paint at the new addition and painting the trim at the second-floor to match the weatherboard siding.
As the as-built renovation and one-story garage were conceptually approved by the ARC, Staff recommends the retention be granted with the ARC recommendations to be completed.
