Description: Replacement of existing 5th floor terrace French doors with new fixed and sliding glass doors and installation of new 6th floor terrace pergola structure at an existing Contributing rated six-story, multi-family residential building.
Previous ARC Recommendations:
04/18/2023: The ARC voted to recommend conceptual approval with the final details to be worked out at the Staff level. The ARC agreed the door openings shown in Option 1 is preferred because they better relate to the existing door openings below. The ARC also agreed the proposed rooftop pergola meets the HDLC Guideline requirements for rooftop additions because it is set back a minimum of 1.5x the height from the front street-facing building wall. The ARC noted that additional pergola details should be provided for the final Staff review.
03/14/23: The ARC voted to defer the application for additional review. The ARC also agreed that:
The proposed new 5th floor openings should be refined to relate more to the existing openings on the floors below, however, replicating the tripartite opening pattern is not required. The ARC recommended the applicant consider alternative options, such as:
Running a piece of spandrel glass over the area of the interior column so the full opening can be a continuous plane of glass.
Mirror the location of the interior column on the left side so the appearance from the street is more of a symmetrical opening arrangement.
The proposed 6th floor pergola structure should be eliminated as it does not meet the HDLC Guideline requirements for rooftop additions.
The applicant should return for additional PRC Easement Committee comments and additional 5th floor opening options should be provided for HDLC review at the next ARC meeting.
