Description: Changes to previously approved renovation of four buildings (1001, 1009, 1011, 1015) including a new storefront and awning at 1011 Canal.
Previous Commission & ARC Motions:
05/04/22: The Commission voted to grant conceptual approval with the details to be worked out at staff level.
04/19/22: The ARC voted to recommend conceptual approval with the details to be worked out at the Staff level, with the proviso that the rooftop guardrails will not be visible from the street view.
03/22/22: The ARC confirmed their previous recommendation and noted that they could not approve the penthouse additions if they do not meet HDLC Guidelines, which require a minimum setback of 1.5 times the height of the addition above the roof. The setback requirements also apply to other rooftop elements, such as railings. In addition, the ARC agreed that the profiles of the cornices on some of the penthouses are too traditional and should be simplified.
Regarding the new storefront at 1001 Canal, the ARC was unsure whether the chamfered corner entrance was appropriate if it was not a historic condition and requested additional information on that element. The top and bottom sections of the storefront should be more cohesive. The ARC recommended adding additional mass above the base with stronger verticals, transoms, or a combination of both. The panels along the base should be recessed rather than applied trim. They also requested details on the proposed canopy.
02/15/22: The ARC requested additional information on the new rooftop additions, specifically the overall height of each of the additions and the setback from the building façade. To comply with HDLC guidelines, all rooftop additions should be set back at least 1.5 times the total height of the addition. The ARC also agreed that the entrance doors at 1005 Canal St. should not be removed and replaced with fixed windows, as this building makes the strongest architectural statement and the marquee clearly denotes this area as a main entry. Without people coming in and out of the building in this location, it will only increase loitering and additional activity in the alcove. The ARC strongly encouraged retention of an entrance at the existing 1005 Canal storefront location.
