Description: Review of brick selection and appeal of previous ARC recommendation for denial of painting new masonry at reconstructed brick façade wall of a Contributing rated, one-story warehouse building.
Previous ARC Recommendations:
12/20/22: The ARC voted to defer this application for additional review so the applicant would have time to complete the installation of the new brick façade without paint and so the appeal request can be reconsidered by the ARC at a future meeting.
06/15/21: The ARC recommended conceptual approval with the final details to be worked out at the Staff level. The ARC also agreed that because the new brick would not match the existing brick regardless of size, a common brick size with standard mortar joints would be acceptable. It would be preferable to make the new bricks clearly different from the original brick, although it should be in the same color family. The brick should not be painted. The ARC also suggested that the control joint be located where the demising line would have fallen between the two original buildings.
05/20/21: The ARC voted to defer this application for additional review so that they can better understand why the changes are being proposed. The ARC noted that stuccoing the remaining brick façade at the right side of the building was not appropriate. Additionally, they agreed that it would be preferable if the new façade at the left side of the building was reconstructed in brick; however, the new brick does not necessarily need to be an exact match of the existing. A control joint could be installed to demarcate between the existing and the new brick. The composition and opening proportions of the reconstructed façade require further study so that it is more visually-cohesive with the rest of the elevation. For example, the new windows should extend into the belt course like the existing windows.
Case History:
10/19/23: Applicant submits first brick sample for HDLC review. Staff denies proposed brick based on color not being within same color family of existing adjacent brick, as required by previous ARC recommendation.
05/24/23: Applicant notes that previously approved bricks are no longer available in quantities needed and is requesting a new brick sample be approved. Due to color of proposed brick sample, applicant is also requesting approval to paint brick following installation.
12/20/22: Applicant requests ARC reconsideration of previous denial for painted brick. ARC votes to defer request until future meeting after brick façade has been constructed to better evaluate the relationship with the existing adjacent façade.
12/13/22: HDLC approves proposed Palmetto brick sample.
11/30/22: Applicant submits second (darker colored) brick sample for HDLC review.
02/24/22: CofA issued for work as per drawings.
04/27/21: Application for wall reconstruction submitted.
