Description: Detail review of the renovation and penthouse addition at a Non-Contributing rated, 14-story, commercial building.

Previous ARC & Commission Motions:

01/20/26: The ARC voted to defer this application for additional review. The ARC agreed that the “blank” bay in the center of the ground floor needed further study. The ARC recommended exploring recessing the blank wall further, lowering the horizontal banding to sill height, or adding frosted glazing and aluminum panel system.  Vertical muntins may need to be added to the ground floor storefronts for impact rating.  The security lighting, lighting and equipment should be better organized. The ARC stated that the guardrail at the pool should be changed to glass, with a continuous height to minimize visibility. The ARC also recommended the removal of the valence under the decorative metal canopy. 

01/07/26: The Commission voted to grant conceptual approval of the massing with the details to be worked out at ARC level. 

12/16/25: The ARC recommended conceptual approval of the massing with the details to be worked out at the ARC level. The ARC stated that the penthouse windows should be simplified but retain the proposed proportions. The penthouse should be set back from the side elevations. The ARC agreed that the mechanical screening should have verticals introduced to break up the massing. The ARC requested more details of the existing storefront and awnings as well as the proposed storefront and awnings.
