      i. Photocopy of 2 photo bearing valid government issued IDS

      ii. Photocopy of PSA Marriage Certificate, if applicable

      iii. Original  Special  Power-of-Attorney  (SPA)  -  notarized  or  consularized  by  an  accredited

       Apostile member, if applicable

      

1. If Employed 

              i. Latest Income Tax Return (ITR) form 2316 

              ii. Certificate of Employment indicating compensation 

       2. If Self-employed

             i.       BIR Form 1700 – Individuals Earning Purely Compensation Income (Including Non- Business/Non-Profession Income); or

                      BIR Form 1701 - Individuals (including MIXED Income Earner), Estates and Trusts; or

                      BIR Form 1701A - Individuals Earning Income PURELY from Business/Profession

             ii.     Business Registration from SEC/DTI 

             iii.    Latest Audited Financial Statement

             vi.    Latest ITR with BIR Stamp

             v.    Trade References with contact information (Customers/suppliers)

                  Note:    If the buyer/borrower is married, please submit the same requirements 

                               for the Spouse.

       3. For OFW

                Any of the following:

                        i. Certificate of Employment                                                   iii. Proof of remittance for the last 3 months

                        ii. Job Contract                                                                                iv. Active PSBank OFW Account

                         

 B.   For Corporations

                 1. Original Board Resolution and / or Secretary's Certificate authorizing the purchase and/or oan including appointment of the     

                      authorized signatory in behalf of the corporation

                 2.  Copy of 2 photo bearing valid government issued IDs of the authorized signatory 

                 3.  Photocopy of 2 photo bearing valid government issued IDS of the Corporate Secretary

                 4.  Tax Identification Number of the company and authorized signatory

                 5.  Copy the SEC Registration

 1. Condunt of an ocular Inspection - viewing the property, assessment of buyer 

 2. Due Diligence - Checking Title and Tax dec of the property- ( validating of ownership,  checking arrears etc. )

 3. Fill up of Bank Forms 

    Submission of requirements such as Valid ID's income documents such as ITR Certificate of employement, marriage cert

 4. Awaiting Approval- The Offer of the buyer will be subject for Management Approval 

 5. Upon approval, submission or issuance of the Downpayment sellers acquired- payment of DST

 7. Signing of Deed of Sale 

 8.Upon loan approval, Bank Loan Contract Signing - payment of Bank Fees,insurances etc

 8. Payment of Transfer cost and pr rate homeowner or condo dues 

 9. Move In


Process takes 15 Days minimum on  cash basis and around 30 days to 45 days for loan payment.

* 2 valid ID with 3 specimen signature (Both wife and Husband/co-buyer)

* Proof of income (Remittances/Payslip/Bank Statement) both spouses

* Proof of billing (Water bill/Electricity Bill/ Telephone Bill)

* Marriage Certificate (if married)

* Birth Certificate (if single) & Cenomar

* Certificate of Employment both spouses

* SPA (if applicable)


If applicant is in business or in professional practice:

*Latest BIR Form 1701 or 2317 with attached Audited Financial Statement with BIR Stamp

* TIN Verified If applicant is employed:

*Proof of income (ITR/Pay slip/Financial Statement/Remittances)

*Latest Certificate of Employment

*Latest Income Tax Return or BIR Form 2316, 2306, 2307, or 1700


If applicant is an OFW:

*Any of the following:

*Consularized Certificate of Employment

*Job Contract

*Proof of Remittance for the past 3 months

*Active OFW Account

*Philippine based Loan Administrator and Co-maker with source of income (to submit same requirements as applicant)


If applicant is an Immigrant:

*Latest Certificate of Employment and any of the following:

*Latest Income Tax Return

*Proof of Remittance for the past 3 months

*Active OFW Account

*Payslips for the past 3 months

*Philippine based Loan Administrator and Co-maker with source of income (to submit same requirements as applicant)


For Corporate Buyers:
