FORECLOSED PROPERTIES- FIRST-COME, BEST-OFFER" BASIS

We have to 2 modes of payment CASH AND INSTALLMENT. 
A) For Cash, 10% DP to be forwarded including their offer. Once the offer is approved, we will collect the remaining 90% balance within 30 days upon approval. B) For Installment, we have in house and thru Branch (loan take out) 
         B-1 For in-house, 30% min. DP. Once approved, remaining 70% balance is payable in the Max of 5 yrs with 9% interest per annum and is subject to repricing the following year.          B-2 Loan take out(with CBC Only), Once the loan has been granted, the client will begin his monthly amortization thru the acquired assets. He can then apply for the loan via CBG-Branch. It is necessary for you to transfer the title (THRU ACQUIRED ASSETS STAFF) as soon as possible since CBG will settle his account with us. But with this, you have an additional expense since you will be transferring the title under your name. The loan through CBG will have a lower interest rate of 8% per year and term will last up to 10 rys. (only for LOANTAKE OUT). BUT THIS IS ALSO ANOTHER LOAN APPLICATION AND STILL FOR APPROVAL.

Should there be clients interested in our Acquired Properties, kindly advise them fill-out and submit

the following forms: 1) offer to buy form, 2) client information sheet, and provide all the

documentary requirements upon submission of offer:

1) General/Initial Requirements

- Duly filled out Offer to Buy form & Customer Information Files

* Please do not leave a blank field on the form.

Kindly indicate N/A, if the information needed is not applicable.

- 2 government issued I.D.'s of the buyer

2) Purchase/Selling Requirements, Terms and Conditions:

Terms : Cash:

a) 10% option money payable upon submission of offer

b) 90% balance payable within 30 days from date of approval

*Installment:

a) 10% option money payable upon submission of offer (will be part of the DP once approved)

b) 20% additional downpayment within 15 days from approval

c) 70% balance payable in equal monthly amortizations at prevailing interest rate

via post-dated checks over a maximum term of 5 years (provided that the

buyer will be not more than 65 y.o. on the end of the term)

*Notes: 1. Rates and tenure are subject to our Sr. Mgt's approval

2. Minimum downpayment should be at least 30%

3) Conditions: - All expenses for the preparation, execution and registration of the

document, including but not limited to notarial fees, registration fees,

tax deficiency, documentary stamp tax, business tax, transfer fee, entry

fee, assurance fund, real estate tax, levies and other government

assessments, if any, and related expenses in the transfer of ownership

of the property shall be for your (VENDEE’s) exclusive account. The

6% Capital gains tax/Creditable Withholding tax, based on the selling/contract price, shall be for

the account of the Bank (VENDOR) and any excess thereof shall be

for the exclusive account of the Buyer (VENDEE);

- Client shall be solely responsible for the transfer of the title in his/her name and for all tasks

appurtenant thereto


- The Bank shall choose the best offer that it deems most advantageous to it

Others : - All standard terms and conditions of the Bank stated in the contract such as but not

limited

to reimbursement of real estate taxes, property dues, and fire insurance (if any) from the date of

sale

- Sale is on an “as is where is”” basis, and is non-exclusive.

- For Installment Sale, no construction/renovation may be done on the property during the duration

of the period specified in the Contract to Sell.

Note: Other requirements will be notified if offer is acceptable to the Bank.

All offers are subject to Senior Management's Approval.

* 2 valid ID with 3 specimen signature (Both wife and Husband/co-buyer)

* Proof of income (Remittances/Payslip/Bank Statement) both spouses

* Proof of billing (Water bill/Electricity Bill/ Telephone Bill)

* Marriage Certificate (if married)

* Birth Certificate (if single) & Cenomar

* Certificate of Employment both spouses

* SPA (if applicable)


If applicant is in business or in professional practice:

*Latest BIR Form 1701 or 2317 with attached Audited Financial Statement with BIR Stamp

* TIN Verified If applicant is employed:

*Proof of income (ITR/Pay slip/Financial Statement/Remittances)

*Latest Certificate of Employment

*Latest Income Tax Return or BIR Form 2316, 2306, 2307, or 1700


If applicant is an OFW:

*Any of the following:

*Consularized Certificate of Employment

*Job Contract

*Proof of Remittance for the past 3 months

*Active OFW Account

*Philippine based Loan Administrator and Co-maker with source of income (to submit same requirements as applicant)


If applicant is an Immigrant:

*Latest Certificate of Employment and any of the following:

*Latest Income Tax Return

*Proof of Remittance for the past 3 months

*Active OFW Account

*Payslips for the past 3 months

*Philippine based Loan Administrator and Co-maker with source of income (to submit same requirements as applicant)


For Corporate Buyers:

* Original Board Resolution and/or Secretary’s Certificate authorizing the purchase and appointing the signatory for the corporation

* SEC Registration

* Articles of Incorporation and By-laws

* Latest Income Tax Return (BIR Form 1702)

* Latest Audited Financial Statement

* Photocopy of valid ID of the signatory

* Community Tax Certificate of the company and signatory

* Tax Identification Number of the company and signatory
