LIST OF REQUIREMENTS

For all applications:

* Offer to buy form

* Buyers Information Sheet (both wife and husband/co-buyer)

* Reservation Fee

* 2 valid ID with 3 specimen signature (Both wife and Husband/co-buyer)

* Proof of income (Remittances/Payslip/Bank Statement) both spouses

* Proof of billing (Water bill/Electricity Bill/ Telephone Bill)

* Marriage Certificate (if married)

* Birth Certificate (if single) & Cenomar

* Certificate of Employment both spouses

* SPA (if applicable)


If applicant is in business or in professional practice:

*Latest BIR Form 1701 or 2317 with attached Audited Financial Statement with BIR Stamp

* TIN Verified If applicant is employed:

*Proof of income (ITR/Pay slip/Financial Statement/Remittances)

*Latest Certificate of Employment

*Latest Income Tax Return or BIR Form 2316, 2306, 2307, or 1700


If applicant is an OFW:

*Any of the following:

*Consularized Certificate of Employment

*Job Contract

*Proof of Remittance for the past 3 months

If applicant is an Immigrant:

For Corporate Buyers:

* Original Board Resolution and/or Secretary’s Certificate authorizing the purchase and appointing the signatory for the corporation

* SEC Registration

* Articles of Incorporation and By-laws

* Latest Income Tax Return (BIR Form 1702)

* Latest Audited Financial Statement

* Photocopy of valid ID of the signatory

* Community Tax Certificate of the company and signatory

* Tax Identification Number of the company and signatory


SALES PROCESS

Please note that the sale is on a first-come, first-served basis. 

Buyer must submit complete requirements below to register his/her offer. 

1. Completely filled out Offer-to-buy form (OTB);

2. 2 valid govt-issued I.D.s of buyer/s with 3 specimen signatures in each ID copy (principal buyer and spouse) - kindly provide 3 sets;

3. Marriage Certificate if Married or Certificate of No Marriage (Cenomar) if Single;

4. Proof of income (Any 2) - Certificate of Employment and Payslip for the past 3 months; Latest ITR; Bank statement;

5. Reservation fee of P50,000 (check or MC) - to be deposited only upon approval of the sale

6. Related Party Questionnaire form (RPT) - to be filled up and signed by both spouses (one form each);

7.Authority to offer and register (ATOR).


We encourage buyers to conduct due diligence over the property since the sale is as-is-where-is before making a reservation to avoid forfeiture of RF. We would gladly provide copies of the title and tax declaration for your due diligence. 

1. Once the buyer is interested, Bank is requiring same to submit a check (Reservation  Fee)  representing 5%  of the offered price (Reservation Fee, payable to Bank) along with the offer to buy forms required.

2.  Upon  receipt of the foregoing, the Sales Officer shall make a sales broadcast  in the Bank-Sales group.

3. Other  Sales  Officers  have  only 3 (Three) working days to submit their offers (via sealed best offer). During  this  quarantine period, waiting period is 3 working days (IP up to P10M) and 5 working days (IP of above P10M)

4. If  no  other  offers  submitted, then the broadcast-ed sale shall  be  the  one to be endorsed to management for final approval but, if other offers are submitted, then the  offer  with the highest/better  (sealed  best  offer) offer shall be the one to be endorsed to our management for approval.

Terms:  IN-HOUSE FINANCING (CONTRACT TO SELL)

5% Reservation Fee - upon submission of offer to buy (check payable to BANK)

15% Down-payment - within 30 days from approval of offer

80% balance payable in 5 yrs at 10% p.a. (ex. 80%  X 0.02124704 = MA)                                                                          

* 80% balance can be taken out by our Consumer Loan Group (CLG) or any other preferred financial institution.                                                           

                                                                                             

But while waiting for loan proceeds, above in-house financing terms shall prevail.

 1. Conduct of an ocular Inspection - viewing the property, assessment of buyer 

 2. Due Diligence - Checking Title and Tax dec of the property- ( validating of ownership,  checking arrears etc. )

 3. Fill up of Bank Forms 

    Submission of requirements such as Valid ID's income documents such as ITR Certificate of employement, marriage cert

    Submission of 5% Reservation Fee ( part of the purchase price ) - in kind of PDC or MC payable to - BDO UNIBANK INC

 4. Awaiting Approval- The Offer of the buyer will be subject for Management Approval

 5. Rights of Refusal ( condominium ) 

    - not applicable to land properties 

 6. Upon approval, submission or issuance of the Downpayment sellers acquired- payment of DST

 7. Signing of Deed of Sale 

 8.Upon loan approval, Bank Loan Contract Signing - payment of Bank Fees,insurances etc

 8. Payment of Transfer cost and pr rate homeowner or condo dues 

 9. Move In


Process takes 3 Months minimum in either cash or loan payment.
