Hello, Neighbors and Happy New Year!
I do think that this coming year will be less of wild ride for our economy as compared to last year. First-time buyers will remain a large part of the buying community, which means higher end homes will continue to be tricky to manage, if placed on the market this year.
Sequoyah Hills, like other Oakland Hills neighborhoods, will continue to face headwinds: Most of our homes value over $1m, which is challenging for first-time buyers. High fire hazards zones and the related difficulties in obtaining homeowner’s insurance will also continue to be an issue for buyers.
As some of you may recall, my advice last year was to avoid placing homes on the market unless it was absolutely necessary. This year, I anticipate a better sales market in the Bay Area, particularly in the first-time buyer price range.
Sequoyah Hills Sales 2025
Last year, 13 homes sold for an average of $1,245,838 after an average of 23 days on the market. Another 3 had been placed on the market, but were pulled off prior to sale. Of the homes that sold, 6 homes ultimately sold for less than the original list price.
We have one house that remains on the market since 2025. It has not been posted on the Multiple Listings Service (MLS), so it’s marketing has been limited.

Average Price Dropped Year Over Year
We did not escape the downward price pressure this year. Compared to last year, our average sale price dropped by $125,705. This is even lower than our average price in 2023. Even our Eichlers saw a price drop of over $100,000 compared to 2024.
Sequoyah Hills 14-Year Sales Trend
While the number for sales last year were nearly the same as 2024, our average price dropped even below the average in 2023.
Things To Watch In 2026
California’s economy over the last year has been tepid. The state continues to struggle with a budget deficit and employment in the technology sector – a key driver for the Bay Area economy – has been declining. As we continue into 2025, I’m keeping a close eye on:

§ The Supreme Court decision on White House tariffs
