Terms & Conditions

• Check in is 3:00 p.m.  Check out is 2:00 p.m.

• Quiet time is 11:00 p.m. to 7:00 a.m. daily.

• Each site is rented based on up to 8 people maximum.

• Only one RV is permitted on each site. 

• Golf carts are welcome as Keaton Beach is a golf-cart friendly community. Please obey all traffic rules regarding the use of carts. For safety reasons, no one under the age of 16 is permitted to operate a cart on the property. Please be respectful to other community members as you operate your cart throughout the neighborhoods. The beach area is located approximately 2.5 miles from the property and is easily accessible via your golf cart.

• Please park only on designated lime rock sites. The sand alone will not support a vehicle.

• Each site has parking for up to 2 vehicles in front of your RV. Boats are welcome.

• RV's and all other equipment must be kept up and ready to be moved within 1 hour if there is an emergency situation deemed necessary by local authorities or management.

• Pets that are well-behaved are welcome but must be on a leash while outdoors. No aggressive pets allowed. Please pick up your pet’s litter. All pets must have current vaccinations. We are not responsible for the injury or death of your pet for any reason. 

• All fires must be located inside your designated fire ring. Please extinguish all fires completely when you are finished enjoying them. There is a water hose located near the campfire. Please do not cut down or trim trees for firewood. Fallen limbs already detached from trees may be used.

• Please do not attach clotheslines or hammocks to trees. Please do not nail or hang anything to or from trees.

• Please keep your site neat and clean.

• Private hunting land is located nearby so please respect hunters and use caution. Pay attention to signage regarding property restrictions.

• Please do not trespass on the property bordering Campfire at Keaton, LLC. Signs are posted.

• Please place all trash in trash bags and put in the containers located at the front of the property with the lid securely attached.  

• A fish cleaning station is located on the property for your use.  Please do not dispose of any fish guts or other smelly seafood/items on the property.

• Be advised that we are located in a rural environment teeming with wildlife. Please do not leave food or trash cans unsecured at night.

• Please do not discharge firearms while on the property.

• No fireworks are permitted.

• No outside refrigerators or freezers are allowed.

• Only approved repairmen with proper proof of insurance will be allowed to work on any equipment on the property.

• Sewer collars must be in place on each site.

• We are NOT responsible for accidents while you or your guests are on the property.  The registered guest is responsible for all persons or guests of your party.

• We are not responsible for damage, injury, or loss to either person or property.  The owner/management of Campfire at Keaton, LLC absolve themselves from all liability and responsibility pertaining to loss by fire, theft, weather, acts of God, property damage, accident, or any other cause whatsoever.  Guests agree to save, protect, and hold harmless Campfire at Keaton, LLC from any and all such liability.

• Subleasing of sites is not permitted.  Sites are not transferable.

• Dial 911 in case of emergency and contact property manager at 813-957-4566 immediately.
