1. All new parking space rentals are currently DISCOUNTED to $100 per month. If you are an existing customer, you may receive a discount to your monthly rent by providing a REFERRAL. Referral discounts apply as follows:

   1. 1 for 1 - One referral equals one $50.00 discount for ONE SPACE.

   2. If you have 2 or more spaces, you may receive one discount per space for an equal number of referrals. You may not receive more discounts than the number of spaces you are signed up for. 

      1. Ex: 2 Spaces = $100.00 limit, 3 Spaces = $150 limit, etc.

*We currently do not offer any other discounts for customers renting multiple spaces.*

2. A non-refundable deposit of $150 is due upon sign-up. This deposit will go towards your last month of rent when you decide to cancel. We require a 30-DAY NOTICE to apply your deposit. For more information, see Rules & Regulations.

3. Devices for the automated gate are a separate, one-time purchase. The options are:

   1. Card: $35

   2. Remote: $50

(Note: We do not make any profit from gate devices. The charge only covers the cost of the device)

Please read over our rules and regulations and make sure you are familiar with them:

1. All payments are due on the 1st of each month. All customers are set up for automatic payments.

2. If your card is DECLINED for any reason, the system automatically assesses a "BOUNCED PAYMENT" fee in the amount of $25 (This is viewed the same as a bounced check would be viewed). This charge cannot be reversed. If payment is not received before the 2nd day of the month, a LATE FEE in the amount of $25 PER SPACE (Ex. 2 spaces = $50 late fee) will automatically be assessed. 

Important reminder ~ per the parking contract agreement, it's required that our customers call ON OR BEFORE the 25th day of the month in order to update your card details or information before the 1st. 

3. Parking permits must be displayed at ALL TIMES on ALL VEHICLES. Please visit the office to receive your permits as soon as possible once you sign-up (If you have been assigned a space, we still require you to have permits displayed for auditing purposes). All permits must be PROPERLY displayed as described below:

1. Green hang tags are for trucks and personal vehicles. The green side must be RIGHT-SIDE UP and placed inside the FRONT WINDOW of the vehicle with the GREEN SIDE facing FORWARD.

2. The waterproof blue stickers are for trailers ONLY. They must be clearly displayed on the FRONT SIDE of every trailer.

4. If you want to cancel your parking account, we must receive notice ONE MONTH (30 DAYS) before the cancellation takes place. Please TEXT or EMAIL us any time between 10 AM - 5 PM, Monday through Friday, to cancel. This is to ensure your account is not accidentally charged for the following month and to make sure you receive your deposit for your last month of parking (see Pricing for more information on deposits).

5. Major mechanical work of any kind is PROHIBITED on the property. Anyone found performing mechanical work will receive a $500 FINE and/or TERMINATION of their account. If you are having an emergency and can't move your vehicle off the property, please inform us IMMEDIATELY so that we can work with you to resolve the issue.

6. Dumping of any kind is PROHIBITED on the property. Anyone found dumping will receive a $500 FINE and/or TERMINATION of their account.

- The following Items are NOT PERMITTED in our commercial garbage containers. (Violators will be Fined and may lead up to but is not limited to prosecution for Dumping)

Bed springs/Mattresses

Tree logs or limbs

Deceased animals

Furniture

Carpet

Wood

Wooden crates

Pallets

Metal poles

Fencing

Rock of any kind

Dirt

Concrete of any kind

Large household or industrial appliances

Large automobile parts (including Fenders, doors, axles, rear ends, transmissions etc.)

7. Please park your vehicle in your ASSIGNED SPACE AT ALL TIMES. Vehicles parked in non-assigned spaces will be TOWED IMMEDIATELY.

*Spaces are designed for 1 truck & trailer OR 2 bobtails - DO NOT PARK 3 BOBTAILS IN ONE SPACE! 

8. Do Not Park any container(s) without a proper LEG AND FOOT - anyone found parking (aka dropping) a container without proper footing may or may not receive a FORMAL WARNING and will be Towed immediately at the owner's expense.

• Any company that parks and/or drops containers in their spaces are responsible for STABILIZING said containers by using 4 x 4 boards or stronger. DO NOT USE, BORROW, OR MOVE THE BOARDS DIVIDING THE SPACES.

9. Suspicious Activity of any kind is not tolerated at Roosevelt Parking, LLC and is grounds for IMMEDIATE TERMINATION and EXPULSION from the property.

Suspicious Activity is any observed behavior that could indicate a person may be involved in a crime or about to commit a crime.
