Thank you again for giving me the opportunity to do a home evaluation for both of you. Since the last evaluation alot of things have changed, interest rates have risen substantially and the market in general has softened a bit but things are still selling!!

Above I have attached the comparables used for this home evaluation, feel free to scroll through them. Some have no garages etc but we do adjustments for things like that just like we do with your walkout basement and more private back yard etc.

Grandin, 13 sold units, 4 under $400,000.00, 7 b/w $400 and $500,000.00, 1 b/w $500 and $600,000.00 and 1 over the $600,000.00 mark.

Average days on market 20

Average sold sq/ft 1429 sq/ft

Average sale price, $440,630.00

Forest Lawn, 8 sold units, 1 b/w $200 and $300,000.00, 4 b/w $300 and $400,000.00, 2 b/w $400 and $500,000.00, 1 above $600,000.00 mark.

Average days on market 34

Average sq/ft 1280 sq/ft

Average Sale price, $401,562.00


Looking at days on market, things look promising but remember that is the past 90 days and we have entered, historically the slowest time of year for sales, so I would probably double those numbers.


Home evaluation number, If we were to list the home today I would like to see a listing price of between $379,000.00 and $389,000.00

On average the comparables are selling for $8100 below the listing price so looking at a SALE PRICE of approx $371,000.00 to $381,000.00
