Management hereby rents to the Guest, and Guest hereby rents from Management, the above-described premises located in Boulders RV Park, on the terms and conditions set forth below.
Guest agrees to abide by all provisions of the Park’s Rules and Regulations.
Abandonment: Per ARS § 33-1478(A), if a Guest is absent for 30 days without notice and rent is unpaid, the RV may be deemed abandoned. Management may enter to secure the unit and notify lienholders.
Business: No commercial business may be conducted on the premises.
Clotheslines: Strictly prohibited. No hanging clothes on fences or patios.
Construction: No sheds, fences, or decks may be built without written consent from Management.
Guest Fee: Management may charge a fee of $5.00 per night for any visitor staying more than 14 days in a 12-month period.
Grounds Upkeep: Guests must keep their space free of clutter, trash, auto parts, and weeds. One warning will be issued; subsequent cleanup by Management will be billed to the Guest.
Maintenance: Guests must maintain their RV in a clean, safe, and mobile condition.
Mechanical Repairs: No major vehicle overhauls. Minor repairs must be completed within 12 hours. No oil stains allowed.
Parking: Park only in designated spaces. Unauthorized or inoperable vehicles will be towed at the owner's expense.
Peaceful Enjoyment: Quiet Hours are 7:00 PM to 8:00 AM. No loud noises, mechanical work, or disturbances.
Refunds: No refunds for partial months of occupancy.
Trash: Bag all trash before placing it in the dumpster. Keep lids closed.
Weapons: Brandishing weapons or throwing projectiles (rocks, bottles) is prohibited.
Insurance: Guest is responsible for purchasing their own insurance. Management is not responsible for damage to Guest's property caused by fire, theft, wind, rain, rodents, or acts of God.
Security: Management does not provide security personnel. Guests are responsible for their own safety.

In consideration for the execution of this lease, Guest agrees that they, members of their household, and their visitors:
Will not engage in unlawful manufacturing, selling, or storing of illegal drugs (ARS 13-3451).
Will not engage in illegal activity including Prostitution, Gang Activity, Assault, Criminal Damage, or Disorderly Conduct.
Zero Tolerance: A single violation of this addendum is a material breach of the lease and good cause for immediate termination. Proof of violation shall be by a preponderance of the evidence, regardless of criminal conviction.
Waste Removal: I agree to clean up animal feces DAILY. Failure to clean up after a pet is a health violation and grounds for eviction.
Zero Tolerance Noise Policy: Boulders RV Park strictly enforces a "Quiet Enjoyment" policy. Continuous barking, howling, or whining that disturbs neighbors—whether the owner is home or away—is a violation of this lease.
The 3-Strike Rule: I acknowledge the following process for noise violations:
1st Incident: Verbal Warning.
2nd Incident: Written "10-Day Notice to Cure."
3rd Incident: Mandatory removal of the animal from the park.
Note: Failure to remove a nuisance animal upon request will result in termination of tenancy.
Aggression: Aggressive behavior or biting is considered an "Irreparable Breach" of this lease. Aggressive animals must be removed from the park IMMEDIATELY without prior warning.
Liability: I assume full financial responsibility for any damage or injury caused by my pet.
It is a team effort to keep pipes from freezing. Management has installed heat tape and insulation to the ground spigots.
Guest Responsibility: You are responsible for heating/insulating the hose from the spigot to your RV.
Procedure: Please run water at a slow trickle on freezing nights.
